John Neal Homes Launches New Division

John Neal Homes is launching a new division that will offer a custom experience for buyers looking to create a uniquely designed home on their own lot. Taking advantage of the turning point in a recovering real estate market, the custom lot experience will be ideal for people who either already own their own site or are looking to purchase a site and need assistance.

“After the market contracted, the ‘on your lot’ building industry all but vanished,” said John Neal, President of John Neal Homes. “Now is the perfect time to fill this market niche with buyers ready and willing to enter back into this market, and we offer something like no one else.”

John Neal Homes has already commenced construction on several privately-owned lots in Bradenton, Venice, Parrish, on Siesta Key and in Freeport (Bahamas).

Phil Chmieleski has joined the John Neal Homes team as the offsite market executive to lead this new venture. “I want to help people achieve their dreams and make beautiful homes,” Chmieleski said.Since 1999 Chmieleski has been instrumental in developing and setting the standards for high-end luxury home construction in southwest Florida. He has been a developer and builder, and has written articles and lectured on the topic throughout the region. He first entered the construction industry in 1977, and then subsequently pursued a successful career in management in the financial services industry. Prior to moving to Sarasota in 1999, Chmieleski was Senior Vice President and manager of the Chicago office for UBS Financial Services (then PaineWebber).

As an offsite market executive, Chmieleski says, “My office is where the customer is.” He plans to work with the realtor community to make this new division a huge success.“When you take the reputation and stability of this company and add that to the resources and wherewithal we have to capitalize on this specialized market, you have a winning combination,” Chmieleski said. Together he and Neal, along with their engineering and building team, plus PureStyle design and Waterscapes, the fifth largest pool company in the state, form the most experienced custom builder team in the area. “We are a completely integrated company,” Neal said. John Neal Homes is a custom builder with the buying power of a production builder, due to the large volume of materials purchased across all of the Neal Communities companies.

John Neal Homes quickly became the largest custom home builder in Manatee County after opening in 2011 and currently owns half of the lot inventory in Lakewood Ranch’s Country Club East community. With hundreds of floorplans to choose from and customize, buyers will benefit from being able to browse through the 44 models that Neal Communities currently has in Sarasota and Manatee counties. “While our models may not represent exactly what they want, buyers are visual, and this is their opportunity to see the details and have the incredible advantage of walking through a model to tweak it and make it their own,” Neal said.

After designing the plan, customers will then have access to the PureStyle design studio, owned and operated by Charlene Neal. With all of the resources in one place, John Neal plans to “change the face of custom building.”

While traditional "on your lot" custom building can take six months or longer for floorplans to be designed and can entail very long build times, Neal’s new division will do it more efficiently and effectively. “We will be more of a true customer experience. We’ll guide them through the process. Every detail is taken care of,” Chmieleski said.

Chmieleski will work with customers from the beginning and stay with the project until the end. “Building in a planned development is easy; you can do it all in a long weekend. We will take some of that process and insert it into the custom building process---to make it simple, giving buyers the peace of mind that they have an established team working for them,” he said.
