GreyHawk leaders add to CDD boundaries

GREYHAWK LANDING — As developer GreyHawk Landing West LLC moves forward with expanding the GreyHawk Landing community, supervisors on the existing GreyHawk Landing Community Development District board are working to ensure new development meets the needs of both future and existing residents.

GreyHawk Landing West LLC in April acquired about 50 acres from the Aurora Foundation, which it is incorporating into the GreyHawk West development. In total, the developer plans to construct 480 new homes on a combined 310-acre site just west of the existing community.

GreyHawk Landing CDD supervisors Nov. 17 unanimously agreed to annex the developer’s newly acquired property into the CDD’s boundaries, bringing GreyHawk West within the district. Supervisors already had annexed the original 250-acre GreyHawk West site.

CDD supervisors hope the construction of amenities in GreyHawk West will resolve issues in the existing community, such as a lack of parking around the clubhouse, a need for more storage and a desire to light the pool. Board members discussed those items with Richard Rodgers, manager for GreyHawk Landing West LLC, at both the October and November meetings and have asked for GreyHawk West to have a storage facility for the CDD and for its clubhouse to have a heated, lighted pool and additional parking.

“We just want to make sure (the developer) is thinking the way the community is thinking,” CDD Vice Chairman Julie Mekhail said.

Rodgers said supervisor requests are being taken into consideration but not guaranteed.

“It’s not set in stone, but we’re considering the requests the board made,” he said. “We are looking into lighting the pool, having additional parking and some storage facilities for the CDD.”

Rodgers said GreyHawk West LLC has permits to start construction on GreyHawk West and may be seeking modifications to the project’s site plan in the near future.

REFINANCING
In other business, CDD supervisors refinanced bonds, shaving off about $95,000 in interest annually.

The move is expected to save GreyHawk Landing homeowners an average of $130 per household annually.
