The Beach Residences unit sells for $3.9 million

David Shoemaker, trustee, Sarasota, sold the Unit 1101 condominium at The Beach Residences, 1300 Benjamin Franklin Drive, to James and Misdee Miller, Lakewood Ranch, for $3.9 million. Built in 2005, it has three bedrooms, three-and-a-half baths and 4,194 square feet of living area. It previously sold for $3,312,600 in 2005.

This week’s residential real-estate transactions took place between Feb. 27 and March 2. Of this week’s 17 sales, five were for $1 million or more.

Sanctuary IV at Longboat Key Club
Frank and Linda Verdi sold their Unit B-805 condominium at 535 Sanctuary Drive to Thomas and Gail Janes, of Ontario, Canada, for $1.4 million. Built in 1990, it has three bedrooms, two-and-a-half baths and 2,590 square feet of living area. It previously sold for $1.6 million in 2004.

Country Club Shores
Henry Retek, of McHenry, Ill., sold his home at 551 Yardarm Lane to Schin Kamth, Ocala, for $592,500. Built in 1967, it has two bedrooms, two baths, a pool and 1,716 square feet of living area. It previously sold for $625,000 in 2001.

La Playa
Vernon and Linda Frazier, Indianapolis, sold their Unit 102 condominium at 4425 Gulf of Mexico Drive to John Bishop and Jill Bishop, trustees, of Annandale, Minn., for $517,500. Built in 1974, it has two bedrooms, two baths and 1,264 square feet of living area. It previously sold for $475,000 in 2001.

Sea Twig
Edward Burke, trustee, Longboat Key, sold the Unit 201 condominium at 5645 Gulf of Mexico Drive to Marion and Deborah Dean, Longboat Key, for $450,000. Built in 1985, it has two bedrooms, two baths and 1,395 square feet of living area. It previously sold for $635,000 in 2009.

Harbour Oaks II
Alice Sverdlow, trustee, sold the home at 2369 Harbour Oaks Drive to Harvey and Jean Greller, of Shrewsbury, N.J., for $408,000. Built in 1986, it has three bedrooms, two-and-a-half baths, a pool and 2,424 square feet of living area. It previously sold for $249,000 in 1986.

Casa del Mar
Nancy and Charles Anderson, of Stearns, Minn., sold their Unit 13 condominium at 4621 Gulf of Mexico Drive to Stephen Shea, of Ontario, Canada, for $400,000. Built in 1973, it has two bedrooms, two baths and 756 square feet of living area. It previously sold for $600,000 in 2005.

Winding Oaks
Susan Heide, of Benton, Ore., sold her Unit 40 condominium at 3456 Winding Oaks Drive to Enrico and Marie Patrone, Longboat Key, for $388,500. Built in 1988, it has two bedrooms, two baths and 2,073 square feet of living area. It previously sold for $450,000 in 2004.

Seaplace III
Trifone and Josephine Ferrante, of N. Calverton, N.Y., sold their Unit G4-306-C condominium at 1975 Gulf of Mexico Drive to Elizabeth Hartter-Cornell and Kent and Linda Hartter, Windermere, for $365,000. Built in 1977, it has one bedroom, two baths and 933 square feet of living area. It previously sold for $45,500 in 1977.

Fairway Bay
Richard and Patricia Wagner, Longboat Key, sold their Unit 903 condominium at 1918 Harbourside Drive to David and Debra Groff, of Loganville, Ga., for $327,000. Built in 1982, it has two bedrooms, three baths and 1,626 square feet of living area. It previously sold for $512,500 in 2009.

Whitney Beach Condo
Herbert Swartz, of Guilford, Conn., sold his Unit 139 condominium at 6700 Gulf of Mexico Drive, to William and Cathy Hedberg, of Albany, N.Y., for $255,000. Built in 1969, it has two bedrooms, two baths and 1,305 square feet of living area. It previously sold for $275,000 in 2009.

Lido C
Marion and Deborah Dean, Longboat Key, sold their home at 1448 John Ringling Parkway to Edward Burke and Julie Burke, trustees, Longboat Key, for $2.8 million. Built in 2002, it has four bedrooms, five-and-a-half baths, a pool and 4,231 square feet of living area. It previously sold for $2,935,000 in 2007.

L’Elegance on Lido Beach
Willem and Wibbina Kampen, Sarasota, sold their Unit B-1009 condominium at 1800 Benjamin Franklin Drive to William McCarty, Sarasota, for $1.2 million. Built in 1996, it has three bedrooms, three baths and 2,230 square feet of living area. It previously sold for $1,325,000 in 2004.

Lido Shores
Peter and Darleen Ros, trustees, sold the Unit 301 condominium at 350 S. Polk Drive to 350 Polk Drive LLC for $325,000. Built in 1977, it has two bedrooms, two baths and 1,036 square feet of living area. It previously sold for $270,000 in 2010.

Lido Surf and Sand
Donald and Rosalie Allard, trustees, of Davenport, Iowa, sold the Unit 516 condominium at 1100 Benjamin Franklin Drive to Pamela Paulsen and Lynnmarie Pierskalla, of Plymouth, Minn., for $315,000. Built in 1976, it has two bedrooms, two baths and 1,456 square feet of living area. It previously sold for $145,000 in 1987.

Bird Key
Elliot and Linda Zahalsky, Lauderdale-By-The-Sea, sold their home at 299 Robin Drive to Gennady and Kira Gekht, Sarasota, for $1.1 million. Built in 1984, it has four bedrooms, four baths, a pool and 4,485 square feet of living area.

John and Margaret Eldred, of Holland, Ohio, sold their home at 321 Bird Key Drive to Triple J Eldred Realty LLC for $850,000. Built in 1962, it has four bedrooms, three-and-a-half baths, a pool and 2,504 square feet of living area. It previously sold for $775,000 in 2010.
