DR Horton seeks rezone for Palmer Ranch development

The rezone and development, if approved, would put more than twice as many homes on a parcel off of Sawyer Loop Road are currently allowed.

DR Horton, a national builder based in Texas, submitted pre-application materials in December for a 52-unit development off Sawyer Loop Road.

The 40-acre parcel, referred to as “B9” in pre-application materials, may be built at up to .5 units per acre under current zoning, allowing about 20 homes.

DR Horton submitted a rezone request to allow 2.5 units per acre, in order to build more than twice as many.

Hugh Culverhouse is the listed owner of the parcel, which is valued at $4.5 million. The site is currently vacant, containing a wetlands, a portion of which will be affected. The site will include wetland mitigation as well, according to a draft concept site plan submitted as part of the pre-application materials.

DR Horton representative Anne Mize was not available for comment at press time.
