Key Real Estate: St. Armands home sells for $1.2 million

Sales increased to seven for the week of June 7 through June 11 from four during the previous week, which was shortened by the Memorial Day holiday. Of the seven sales that were recorded on Longboat, Lido, St. Armands and Bird keys at the Sarasota and Manatee county courthouses, four were on Longboat Key, including two in Manatee County; two took place on St. Armands Key; and one occurred on Lido Key. Just one of the week’s sales exceeded $1 million.

St. Armands
DU Family Limited Partnership, a Delaware limited partnership with a Sarasota address, sold the home at 540 N. Washington Drive in the St. Armands Division of the John Ringling Estates to Christopher Banner and Katherine Huelster, of Overijse, Belgium, for $1,213,000. Signing the deed of the sale was DU’s general partner, David Umbaugh. Built in 1951, the four-bedroom, four-bath, waterfront home with a swimming pool has 3,836 square feet of living space. The home last sold for $1.1 million in April
2002.

Armands LLC, a Florida limited-liability company registered to Constance and William Schey Jr., of Barrington, Ill., sold Unit 25 at St. Armands Towers, 101 Benjamin Franklin Drive, to Regina Broderick, of Wheaton, Ill., for $365,800. The two-bedroom, two-bath unit has 1,320 square feet of living space and was built in 1968. The condo last sold for $245,000 in August 2003.

Queens Harbour
Jack and Carol Pregont, 700 John Ringling Blvd., sold their home at 3547 Fair Oaks Lane in Queens Harbour, located behind the Harbourside gates of the Longboat Key Club and Resort, to James and Betsy Granite, of Villanova, Pa., for $900,000. The 2,733-square-foot home was built in 1996 and has three bedrooms, three-and-a-half bathrooms and a swimming pool. The home last sold for $850,000 in May 2003.

Spanish Main Yacht Club
Lucinda Clay, 797 Spanish Drive N., sold her home at 836 Spanish Drive S. to John and Gale Mulligan, of Staten Island, N.Y., for $295,000. Built in 1968, the two-bedroom, two-bath condominium has 1,399 square feet of living area. It last sold for $319,000 in February 2005. Spanish Main Yacht Club has 212 units.

Longboat Harbour
Michael and Carol D’Argenio, of Ocoee, sold Unit 207 at 4360 Chatham Drive at the 300-unit Longboat Harbour to Susan and William Field IV, of Wantagh, N.Y., for $215,000. Built in 1969, the two-bedroom, two-bath condominium has 928 square feet of living space. It last sold for $349,000 in August 2004.

The Colony Beach & Tennis Resort
Robert and Susan Coyne, of Oysterville, Mass., sold Unit 245-S at The Colony Beach & Tennis Resort, 1620 Gulf of Mexico Drive, to SCAZ LLC, a Florida limited-liability company with a Grass Valley, Ca., post office address for $55,000. William Robertson, of Sarasota, is the registered agent for SCAZ LLC. The 1,128-square-foot unit was built in 1973. It last sold for $110,000 in May 1989.

Lido Harbour Towers
Robert and Nancy Hill, of Rock Falls, Ill., sold Unit 302 at Lido Harbour Towers, 1770 Benjamin Franklin Drive, to Mark and Shayne McWilliams, of Watertown, N.Y., for $380,000. Built in 1970, the two-bedroom, two-bathroom condominium has 1,117 square feet of air-conditioned space. The unit last sold for $50,500 in February
1977.
