Sunglass Express Optical building sells for $850,000

St. Armands LLC, a Florida limited-liability company managed by Robert and Yvonne Schloss, purchased the building at 343 St. Armands Circle, where their Sunglass Express Optical store is located, for $850,000 from Darol Fry, 178 N. Washington Drive. The 647-square-foot building was constructed in 1959. It last sold for $191,300 in December 1986. The deed for the sale was filed Dec. 2, at the Sarasota County Courthouse.

Seven Key real-estate sales were recorded during the week of Dec. 6 through Dec. 10, at the Sarasota and Manatee county courthouses. All of the week’s sales occurred on Longboat Key; three of which took place in Manatee County. None of the week’s sales exceeded $1 million.

The Shore
Paul Oversmith and Margaret Churchill, husband and wife, of Sarasota, sold Unit 216 at the 54-unit The Shore, 5757 Gulf of Mexico Drive, to Mark and Jo Anne Rosenfeld, of Tampa, for $725,000. Built in 1975, the 1,996-square-foot unit has three bedrooms and two bathrooms. It last sold for $975,000 in May 2006.

Country Club Shores
S&H Realty Investments LLC, a Florida limited-liability company whose post office address is 101 N. Warbler Lane, sold the home at 621 Ranger Lane in Unit IV of Country Club Shores to James Chirgwin, of Edgartown, Mass., for $697,000. Built in 1972, the 1,958-square-foot home has three bedrooms, two bathrooms and a swimming pool. It last sold for $900,000 in January 2005.

Starfish Longbeach
Arden Yakimow, of Bradenton, sold Unit 14 at Starfish Longbeach, 7125 Gulf of Mexico Drive, to Theona and James Pascalides, of East Greenwich, R.I., for $349,000. Built in 1974, the 1,170-square-foot unit has two bedrooms and two bathrooms. It last sold for $190,000 in December 1988.

Spanish Main Yacht Club
James and Virginia Bonk, of Centreville, Va., sold their home at 580 Spanish Drive N. in the 212-unit Spanish Main Yacht Club to Nancy Dixon, of South Windsor, Conn., for $312,000. Built in 1968, the 1,399-square-foot unit has two bedrooms and two bathrooms. It last sold for $375,000 in June 2005.

Fairway Bay
Farhang and Mahasti Shahab, of Toms River, N.J., sold Unit 226 in Building M-2 of Fairway Bay Phase 1, 1932 Harbourside Drive, to Eugene and Noreen Luca, of Voorhees, N.J., for $310,000. Built in 1982, the 1,270-square-foot unit has two bedrooms and two bathrooms. It last sold for $162,000 in July 1987.

Seaplace
Asquared Ones LLC, a Missouri limited-liability company with a St. Louis address, purchased Unit 102B in Building G2 in Unit II of the 461-unit Seaplace, 2055 Gulf of Mexico Drive, for $277,500. Sellers were Charles and Suzanne Busk, who owned a 66.1% interest, and Katherine Mahoney, who owned a 33.9% interest, all of Tampa. Built in 1974, the 1,492-square-foot unit has three bedrooms and two bathrooms. It last sold for $590,000 in December 2004.

Boathouse on Longboat
James and Mary Franco, 3010 Grand Bay Blvd., sold Boat Slip 1318 at the 194-slip Boathouse on Longboat, 408 Gulf of Mexico Drive, to Thomas and Carol Beeler, 3030 Grand Bay Blvd., for $42,500. The slip last sold for $50,000 in November 2003.
