Beach Residences unit sells for $2,625,000

Equitable Holdings Co. LLC, a Minnesota limited-liability company with a Chanhassen, Minn., address, sold Unit 803 at The Ritz Carlton Beach Residences condominium, 1300 Benjamin Franklin Drive, on Lido Key, to Vicki James, of Angola, Ind., for $2,625,000. Built in 2005, the 3,861-square-foot unit has four bedrooms and three-and-a-half bathrooms. It last sold for $2.48 million in May 2006.
The sale was the largest of eight transactions recorded on Longboat, Lido, St. Armands and Bird keys during the week of Nov. 29 through Dec. 3, and was the only sale to exceed $1 million. Of the sales recorded at the Sarasota and Manatee county courthouses, seven occurred on Longboat Key, two of which were in Manatee County; one occurred on Lido Key.

Sleepy Lagoon
Ivor Specterman and Sally Boynton, 674 Norton St., sold their home at 713 Norton St. in the Sleepy Lagoon subdivision to Wendy Leakeas for $702,500. Built in 1963 and remodeled in 1980, the 2,533-square-foot canal-front home has four bedrooms, two bathrooms and a swimming pool. It last sold for $778,000 in June 2004.

Sunset Beach on Longboat Key
J. Greg and Kimberly Ruthven, of Lakeland, sold Unit 3403 at the 65-unit Sunset Beach on Longboat Key, 2105 Gulf of Mexico Drive, to William Glover, of New York City, for $600,000. Built in 1984, the 1,463-square-foot unit has two bedrooms and two bathrooms. It last sold for $752,800 in June 2004.

Sands Point
Craig Wright and Sherry Dominick, husband and wife, of North Haven, Conn., sold Unit 222 at the 78-unit Sands Point, 100 Sands Point Road, to Mark Steiner and Mary McCann, husband and wife, of Wellesley Hills, Mass., for $547,500. Built in 1966, the 1,941-square-foot unit has two bedrooms and two bathrooms. It last sold for $475,000 in March 2002.

Longboat Key Yacht & Tennis Club, Mark III
Ralph and Elizabeth Mills, of Tampa, sold Unit 202 at the Longboat Key Yacht & Tennis Club, Mark III, 3115 Gulf of Mexico Drive, to William and Lisa Davenport, of Deer Park, Ill., for $500,000. Built in 1974, the 1,153-square-foot unit has two bedrooms and two bathrooms. It last sold for $600,000 in March 2004.

Seaplace
Carroll and Susan Johnson sold Unit T1-109-A at 2077 Gulf of Mexico Drive, located in Unit I of the 461-unit Seaplace, to Em Mohammed and his wife, Renee Kipp, of Lutz, for $450,000. Built in 1974, the 1,387-square-foot unit has two bedrooms and two bathrooms. It last sold for $180,000 in December 1990.

Privateer
White Lodge Holdings Inc., a Florida corporation with a Sarasota address, sold Unit 604 in the 116-unit Privateer, 1000 Longboat Club Road, to Paul and Carolyn Sklar for $439,000. Built in 1972, the 1,409-square-foot unit has two bedrooms and two bathrooms. It last sold for $250,000 in December 1999.

Whitney Beach condominium
Frank and Ann Marie Carlino, of Wilmington, Del., sold Unit 144 at Whitney Beach condominium, 6700 Gulf of Mexico Drive, to Blanche Abramov, of New York City, for $242,500. Built in 1969, the 1,377-square-foot unit has three bedrooms and two bathrooms. It last sold for $125,000 in November 1995.
