Key Real Estate: A home on Bird Key sells for $2.5 million

Jaime and Dora Carrion, of Sarasota, sold their home at 100 S. Warbler Lane on Bird Key to David Sylvester for $2.5 million. Built in 1989, the 5,780-square-foot waterfront home has four bedrooms, three-and-a-half bathrooms and a swimming pool. The property last sold for $152,500 in March 1973.

The transaction was the largest of the 15 sales recorded during the week of Nov. 15 through Nov. 19 on Longboat, Lido, St. Armands and Bird keys at the Sarasota and Manatee county courthouses and the only sale to exceed $1 million. Of the week’s sales, 11 occurred on Longboat Key, two took place on St. Armands Key and one each occurred on Lido Key and Bird Key.

Sea Gate Club
Robert Di Nardo, of Sarasota, sold Unit 2-B at Sea Gate Club, 2425 Gulf of Mexico Drive, to Thomas and Christine Briere, of Zionsville, Ind., for $664,000. Built in 1973, the 1,470-square-foot unit has two bedrooms and two bathrooms. It last sold for $300,000 in April 2005.

Cedars West of Longboat
Tarek and Susan Kassem, of London, sold Unit 207C at the 56-unit Cedars West, 5655 Gulf of Mexico Drive, to BankUnited, of Miami Lakes, for $536,000. Built in 1975, the 1,274-square-foot unit has two bedrooms and two bathrooms. It last sold for $715,000 in April 2005.

Sunset Beach on Longboat Key
Irene and Michael Pill, of Westmont, Ill., sold Unit 2302 at the 65-unit Sunset Beach on Longboat Key, 2101 Gulf of Mexico Drive, to Shirley Nichols, of Newton Center, Mass., for $530,000. Built in 1984, the 1,463-square-foot unit has two bedrooms and two bathrooms. It last sold for $170,000 in July 1990.

Fairway Bay
Even Collinsworth Jr., 700 John Ringling Blvd., sold Unit 501 in Building 5 at 1910 Harbourside Drive in Phase I of the 288-unit Fairway Bay, located behind the Harbourside gates of the Longboat Key Club and Resort, to Alan and Nancy Port, of Burlington, Vt., for $510,000. Built in 1982, the 2,097-square-foot unit has three bedrooms and three bathrooms. It last sold for $167,500 in August 1989.

David and Helen Morris, of Kendal, Cumbria, England, sold Unit 224 in Building M-2 at 1932 Harbourside Drive in Phase I to Andrew and Kathleen Ferraro, of Brielle, N.J., for $318,500. Built in 1982, the 1,192-square-foot unit has three bedrooms and two bathrooms. It last sold for $285,000 in December 2001.

Vivian and Frederick Leahy Jr., 2364 Harbour Oaks Drive, sold Unit 1201 at 1924 Harbourside Drive in Phase I of Fairway Bay to Michele Royals, of Lisle, Ill., for $265,000. Built in 1982, the 1,375-square-foot unit has two bedrooms and two bathrooms. It last sold for $295,000 in March 2002.

Harbour Oaks
Pamela and Michael Fiorentino Jr., of Lunenburg, Mass., sold the home at 2364 Harbour Oaks Drive to Vivian and Frederick Leahy Jr. for $405,000. Built in 1987, the 2,245-square-foot home has three bedrooms and two-and-a-half bathrooms. It last sold for $316,500 in December 1998.

Inn on the Beach
Michael Plunkett, 535 Sanctuary Drive, sold Unit 3301 at 230 Sands Point Road in the 221-unit Inn on the Beach to B.V. Lott 2 LLC, a Kentucky limited-liability company with a Louisville, Ky., address for $400,000. The 725-square-foot unit was built in 1982. It last sold for $300,000 in September 1998.

Longbeach Village
Entrust of Tampa Bay LLC, of Largo, sold the home at 680 Linley St. in the Longbeach Village to Lauren Feuerman for $335,000. Built in 1952 and remodeled in 1970, the 1,368-square-foot home has one bedroom and one bathroom. It last sold for $285,000 in February 2009.

Cedars East
Wells Fargo Bank NA, successor by merger with Wachovia Mortgage FSB, of North Las Vegas, sold Unit 33 at 849 Evergreen Way in the 93-unit Cedars East to Robert Menson and Margo Waite, husband and wife, of Newport, R.I., for $215,000. Built in 1991, the 1,440-square-foot unit has two bedrooms and two bathrooms. It sold for $400,000 in March 2007.

Beach Harbor Club
Thomas Van Wagner, of Sarasota, sold Unit B-105 at 3804 Gulf of Mexico Drive in the 133-unit Beach Harbor Club to Charles and Linda Cundari, of Gormley, Ontario, for $205,000. Built in 1970, the 976-square-foot unit has two bedrooms and two bathrooms. It last sold for $276,000 in March 2004.

St. Armands
Sheila Martin, 450 E. Royal Flamingo Drive, sold her home at 117 N. Washington Drive, in the St. Armands Division of the John Ringling Estates, to Louis and Patricia Donzelli, of Lake Grove, N.Y., for $650,000. Built in 1955, the 1,883-square-foot home has three bedrooms, three bathrooms and a swimming pool. It last sold for $546,000 in June 2008.

Also in the St. Armands Division of the John Ringling Estates, Richard Thayer, of Sarasota, sold his home at 245 N. Washington Drive, which includes Lots 22 and 23 in Block 5 to Donald and Susan Downs, of Verona, Wis., for $625,000. The Sarasota County Property Appraiser’s website, sarasotaproperty.net, lists the year built as “various” for the 2,779-square-foot home, which has four bedrooms, four bathrooms and a swimming pool. It last sold for $149,000 in May 1986.

Lido Key
Keith and Patti Sauer, of Glassboro, N.J., sold their home at 1130 Westway Drive in the Lido C Subdivision to 1130 Westway LLC, a Florida limited-liability company with a Clarence, N.Y., address for $260,000. Built in 1965, the 1,956-square-foot home has two bedrooms, two bathrooms and a swimming pool. It last sold for $750,000 in August 2007.
