Key Real Estate: Regent Place condo sells for $3.8 million

Linda Scott, of Longboat Key, sold Unit No. 2PH-A at Regent Place Tower Two, 675 Longboat Club Road, to Mary Kay and John Strangfeld Jr., of Bernardsville, N.J., for $3.8 million. Scott is the wife of Lee Scott, Walmart president and CEO from January 2000 to January 2009. Built in 1995, the 3,564-square-foot unit has three bedrooms and three-and-a-half bathrooms. It last sold for $3.4 million in June 2004.

The price was the highest amount paid for a Longboat Key condominium in 2010, and the sale was one of five transactions to exceed $1 million during the last week of the year. Between Dec. 27 and Dec. 31, a total of 12 sales were recorded at the Sarasota and Manatee county courthouses. Of the week’s sales, six occurred on Longboat Key, including one transaction in Manatee County, while three each took place on Lido and Bird keys.

Lighthouse Point
Laura Burrows sold the home at 75 Lighthouse Point Drive to Serenity LBK LLC, a Florida limited-liability company registered to John Compton, of Sarasota, for $3.55 million. Built in 2000, the 5,614-square-foot home has four bedrooms, four-and-a-half bathrooms and a swimming pool. It sold for $1,992,000 in February 2000.

Winding Oaks
Olga Bracciano, of Lakewood Ranch, sold Unit 29 at 3457 Winding Oaks Drive in the 56-unit Winding Oaks to Barbara Kuzmich for $633,250. Built in 1988, the 2,732-square-foot unit has three bedrooms and three bathrooms. It last sold for $358,600 in January 1996.

Castillian
Richard Osur, of Aspen, Colo., sold Unit 509 in the North Building of the 60-unit Castillian, 4545 Gulf of Mexico Drive, to Maxine Guthrie, of St. Petersburg, for $500,000. Built in 1979, the 1,340-square-foot unit has two bedrooms and two bathrooms. It last sold for $313,000 in March 1999.

Aquarius Club
Richard and Elaine Slager, of Dublin, Ohio, sold Unit P-G at the 59-unit Aquarius Club, 1701 Gulf of Mexico Drive, to Andy and Karen Adams, of Mufreesboro, Tenn., for $487,500. Built in 1975, the 1,551-square-foot unit has two bedrooms and two bathrooms. It last sold for $79,000 in June 1976.

Fairway Bay
Francine Manekin, of Baltimore, sold Unit 546 at 2110 Harbourside Drive in Phase 3 of the 288-unit Fairway Bay to Kenneth Thomas, 1932 Harbourside Drive, for $430,000. Built in 1988, the 2,031-square-foot unit has three bedrooms and two bathrooms. It last sold for $305,000 in January 1988.

Lido Key
Christine McDevitt and her husband, Robert Scolaro, of Sarasota, sold their home at 442 Cleveland Drive in the Lido Beach B subdivision of the John Ringling Estates to Thomas and Barbara Partington, of Liverpool, England, for $2.9 million. Built in 1999, the 3,947-square-foot home has four bedrooms, four-and-a-half bathrooms and a swimming pool. The property last sold for $450,000 in July 1998.
George Vlachos sold his home at 1131 Morningside Place to Paul Nugent, 1121 Morningside Place, for $710,000. Built in 1956, the 2,813-square-foot home has four bedrooms, three bathrooms and a swimming pool. It last sold for $365,000 in April 1995.

In what appears to be a fiduciary transaction, Richard and Patricia Henry Poyle sold their interest in Unit 507 at Lido Beach Club, 1212 Benjamin Franklin Drive, to Marees Choppin and James Henry II for $100,000. Built in 1974, the 1,421-square-foot unit has two bedrooms and two bathrooms. The unit sold for $87,000 in July 1978.

Bird Key
Asset Preservation Trust Services Inc., as successor trustee of the Martel Family Land Trust #675, of Fort Lauderdale, sold the vacant, waterfront lot at 675 Mourning Dove Drive to Philip and Margaret Wallace, of Sarasota, for $2 million. The property last sold for $950,000 in August 1998.

In a second Bird Key vacant lot sale, Robert, Christopher and Jacqueline Palma, as joint tenants with full rights of survivorship, of Fort Salonga, N.Y., sold the lot at 635 N. Owl Drive to George and Cheryl Pintea for $1,855,000. The property last sold for $1.05 million in December 2009.

Also on Bird Key, Linda Novelli, of Margate, N.J., sold the home at 648 N. Owl Drive to Manon Theroux and Marc Gilbert, of Blainville, Quebec, for $500,000. Built in 1968, the 2,010-square-foot home has three bedrooms, two bathrooms and a swimming pool. It last sold for $500,000 in November 2003.
