One Park tower nears topping off in The Quay

Vertical construction of the 18-story One Park Sarasota condo building is expected to be completed in weeks as the project continues toward early 2027 occupancy.

For more than a year, the vision for One Park Sarasota in The Quay was challenged before city government and then litigated before the court. At issue was a plan to build above Quay Commons and combine Blocks 1 and 9 into a single structure before it was eventually ruled in violation of the air rights above the street.

Rather than challenge that legal decision, developer Property Markets Group of Miami and its local investment partner, MoneyShow, relented and redesigned the project to only cover Block 1 at the corner of Boulevard of the Arts and North Tamiami Trail.

The 18-story, 86-unit condominium project finally broke ground in October 2024 and is currently two floors shy of topping off as framing and glass are being installed on the floors below as the concrete and steel shell begins to take the form of residences.

“We’re incredibly pleased with the continued construction progress at One Park Sarasota," PMG Managing Partner Dan Kaplan told the Observer. "Years of planning and hard work have brought us to this milestone, and the upcoming topping off reflects the dedication and collaboration our team and partners have committed to this project."

Sales have surpassed the 76% mark as the project's brokerage firm, Coldwell Banker Realty, is making a push to complete sales of the condos and the four street-level townhomes. 

The firm recently hosted a mid-construction tour of the tower as real estate agents donned safety vests and hard hats, rode a construction elevator to the 15th floor and got a firsthand look at the views offered from all sides there. They also viewed progress on the fifth floor and the fourth-floor amenity level.

Some of those views aren't permanent. Visible from above is continued site clearing of the former Hyatt Regency Hotel — which is adjacent to, but not within, The Quay — where developer Kolter Urban plans to build 1000 Boulevard of the Arts, a project that will include a boutique luxury hotel and condominiums.

Coldwell Banker agents showed off the amenities of One Park including the fourth-floor, which includes the suite of facilities and spaces expected of a condo tower with prices from $3.5 million to $12.5 million. All units will also have a balconies equipped with outdoor kitchens that include gas grills.

Across Quay Commons is the last non-developed lot in The Quay, Block 9. Developer PMG has an approved plan for another 18-story tower there, One Park West, but has yet to announce any development plans. For now, it's a staging area for One Park construction.
