Another expansion planned for Indigo

The addition on a 49-acre parcel will allow for 590 units in total.

Neal Communities is in expansion mode for its new Indigo subdivision.

The Lakewood Ranch-based developer plans to add to the development for the second time, after securing county commission approval March 3.

On a 49-acre parcel generally located east of White Eagle Boulevard and north of the future 44th Avenue extension, Neal proposes to add 137 lots.

The addition will bring the overall Indigo project to 590 units on 200 acres, a density of just under three units per acre, as allowed under the property’s future land-use designation.

“It is one community,” Neal’s planner Katie Labarr said. “All residents would be able to traverse the entire site.”

Phase 1 Indigo residents Al Hinds and Jeanne Camperchioli offered their support for the concept at the time of planning commission approvals.

“We really appreciate the way the land has been developed and the product,” Hinds said. “The builder is very cognizant of having a clean site. It’s a very nice community.”

Neal’s plans include single-family and villa-style homes, adding more variety to the housing mix. 

“There seems to be a market for those types of homes,” said Indigo resident Jim Coon.

Residents of the future phase would use the phase 1 amenity center, a $1.6 million clubhouse with a full-time activity director, a lap pool, cooking kitchen, pickle ball and other amenities. The newest site plan shows an optional amenity center, which primarily would serve villa homes, said Neal’s planner, Katie Labarr.

Indigo started as a 40-acre project, with approvals secured in April 2014. Neal Communities expanded the project in September 2014 after purchasing 111-acres from Schroeder-Manatee Ranch. Neal acquired neighboring land from private owners to add the piece for which he now seeks approval.
