GREYHAWK LANDING — Developers are moving forward with plans to expand GreyHawk Landing.
GreyHawk Landing West acquired recently 60 acres from the Aurora Foundation for a property at 12705 S.R. 64 E. Sam Rodgers Homes and Homes by Towne paid $1.04 million — or $17,400 per acre — for the property, which is adjacent to 250 acres they previously purchased from the Aurora Foundation.
The Aurora Foundation had planned to retain the parcel but decided to sell.
In total, developers plan to construct 480 homes on the combined 310-acre site dubbed as GreyHawk West.
“It’ll have the much the same character as the present GreyHawk,” said Sam Rodgers, owner of Sam Rodgers Homes. “The size of the lots will be 60- and 70-foot lots. The present Greyhawk has some larger lots.”
Rodgers said he and partners feel the housing market has stabilized enough to move forward with the project, and it will continue to improve over the coming months.
Construction on GreyHawk West, which received site plan approval from the Manatee County about six years ago, is expected to begin in about 90 days. Rodgers said model homes are expected to open by Jan. 1.
“GreyHawk has been an exceptional community since it started in 2001, and has its own ambience,” Rodgers said. “People like it because the lots are not crowded in. All the lots back into a reserve or lake.”
Rodgers said the communities would not have back-to-back lots, either.
“We don’t have a golf course, but we have unoccupied areas, which give you the same feeling,” he said.
The expansion will have a separate recreation center that both existing and future residents of the community will be able to use, Rodgers said.
“The clubhouse will be configured differently in that it will be mainly a meeting hall, which we do not have in the present Greyhawk,” he said. “Instead of a resort pool, we’ll have a lap pool. That’s still in the design phase.”
Rodgers said his company and Homes by Towne will jointly market the new phase of the community, and are working toward bringing in a third builder to construct homes in GreyHawk West.
GreyHawk Landing’s existing 793-home community is nearly built out, with only about 20 lots remaining, Rodgers said.
