$11 million penthouse sale breaks Longboat Key condo record

A $10,995,000 penthouse sale on Longboat Key closed on Jan. 31, making it the highest recorded condominium sale on Longboat Key. The property is located at 415 L Ambiance Drive, which is the L’Ambiance condominium complex. 

The three-bedroom, four-bathroom penthouse was built in 1992 and has an interior of 5,170 square feet and two garage spaces. With its sale price, the interior wound up being $2,127 per square foot. 

Michelle Sue York, trustee of the Kenneth J. Tolton Trust, purchased the home from Paul Arnold Levinson.

The penthouse sits atop the southwest corner of the condominium complex, and the view is what selling agent Roger Pettingell said is the most impressive feature. 

“You’ll never get something that has such an unobstructed view of the Gulf and downtown Sarasota,” he said.

The interior features 10.5-foot-high ceilings and walls of floor-to-ceiling windows. It also includes a south-facing chef’s kitchen and three bedroom suites. 

According to the listing, one of the defining features is the transition between indoor and outdoor spaces, with verandas that overlook the water.

With the property comes a monthly homeowners association fee of $5,767. The fee, Pettingell said, helps pay for the condominium’s “full-service” atmosphere, including 24/7 guards and concierge service, fitness center, clubhouse and resort-style pool and spa.

The property was also listed last year, but was only on the market for 11 days before being taken down. This time, the listing sold in 10 days. 

Pettingell attributed the quick sale to a marketing push that included ads and social media posts. The idea, he said, is to have the most reach in the shortest amount of time to create a sense of urgency. 

In December 2022, a penthouse in En Provence, at 2161 Gulf of Mexico Drive, sold for $8.2 million and set the record for the highest Gulf-front condominium sale on Longboat Key.
