Riva Trace garners attention

EAST COUNTY — As sales associate Mark Attar makes his way through a new model home in the new Riva Trace community, he smiles.

This particular model, the Havana, has been creating quite a buzz with its built-in courtyards, vastly open 2,450-square-foot floor plan and other attributes.

“This has been the talk of the town,” Attar said. “People are coming specifically to see the Havana. It’s an incredible response.”

Medallion Home opened Riva Trace the weekend of Oct. 29 but hardly has had time to plan a grand opening, tentatively slated for sometime in mid-December, because visitor traffic has been so heavy, Medallion’s Director of Sales and Marketing Gregg Glasser said.

“By far, this is the busiest location we have,” Glasser said, listing several of Medallion’s other communities, including Cascades of Sarasota, Country Meadows and River Plantation. “There are days we have more people (stop here than any of other communities combined).”

Glasser attributed much of the buzz to the community’s location adjacent to the fire station on Honore Avenue, near University Park, as well as its access to the Braden River. Medallion began clearing the property about a year ago, drawing longtime interest from drivers who have passed by the development.
“To have something brand new in this location is a big draw,” he said, noting the location has easy access to restaurants and businesses along University Parkway, as well as other venues. “There really isn’t anything else (new) on the river (here).”

At Riva Trace, Medallion Home is offering 10 different floor plans, which range from two bedrooms with a den to up to a formal four bedroom, three-bath model. Standard home features in all of Medallion’s Riva Trace homes include granite counters in the bathrooms, stainless steel appliances and paver driveways. And because Medallion is a semi-custom builder, the company can personalize homes to customers’ needs.

“There’s virtually nothing we won’t or can’t do,” Glasser said. “The personalization and customization is the thing that has (made us successful) in all our communities.”

The configuration for the Riva Trace property includes one, main boulevard entrance with two cul-de-sacs to maximize access to the river at the north end of the property and a lake at the southern part of the property, Glasser said.

“We virtually have almost no home site that backs up to another one,” Glasser said. “We are on the Braden River. It’s a gated community. All the sites are deep enough to have a pool (at every home).”
Glasser said the community is not a community development district, so there are no associated CDD costs, and the developer has worked to keep monthly homeowners association fees under $200.
The community is maintenance-free.
