MARSHALL’S LANDING — A development team from Maryland officially will open the East County’s newest waterfront community, Marshall’s Landing, this weekend.

Braden River Investments will celebrate the opening of the project’s two model homes with a ribbon-cutting ceremony and public opening Jan. 14.

“This development has been on the sidelines for way too long,” developer Sam Brown said. “We now have it to perfection. We are ready to move forward.”

Formerly called Marshall Key, the project is located just east of Natalie Way and the Harborage development on State Road 70. Once finished, it will feature 37 home sites, nearly all with boat slips to access to the Braden River.

“It’s unique,” co-developer Carl Wagner said. “We have boat-able water, and we’re close to the water’s edge. People can actually look at the water and enjoy it.”

Two models — one by Arthur Rutenberg Homes and one by Vision Group — will be open during the grand opening. Homes will range from 2,000 to 3,5000 square feet and will range in price from the mid-$500,000s to the $800,000s. Homes will be custom-built as much as possible and will have a West Indies and Key West-inspired look, Brown said.

The project was conceived more than a decade ago by Sarasota developer John Briscuso. Brown and Wagner, who knew Briscuso from his development days in Maryland, purchased the site, with other business partners, after Briscuso’s death in 2004. The developers worked to clean the former fish-camp site and install infrastructure there following the purchase, but held off on developing the property because they sensed a change in the economy, Brown said.
