LAKEWOOD RANCH — As Lakewood Ranch Community Development District 6 transitions completely to resident control, the entity also will come under new management.
CDD 6 supervisors voted Tuesday, Oct. 9, to appoint the Inter-District Authority as the CDD’s new district manager starting Jan. 1, 2013, and moved forward with giving their current management companies, Development Planning and Financing Group and Citizens Management Services, 60 days’ notice of termination. IDA staff, which works out of Lakewood Ranch Town Hall, will handle business for the CDD and for Country Club West’s homeowners association.
The IDA currently serves as district manager for all CDDs within the original portion of Lakewood Ranch — CDDs 1, 2, 4 and 5 — and as service manager for homeowners associations within those districts.
“We had the opportunity to interview any management company, and through our involvement with the IDA, we determined that would be the best financial (and service) choice for our residents,” said CDD 6 supervisor Richard Williams, one of two resident board members.
CDD 6 expects to save about $3,000 a month by using the IDA for services.
Currently, the IDA and CDD 6 have inter-local agreements that cover the landscaping and maintenance of some offsite roadways; there would be an additional cost for the landscaping and irrigation maintenance off Balmoral Woods Boulevard, at a cost based on actual work. CDD 6 is already participating in shared costs for a new maintenance facility for Lakewood Ranch.
Town Hall Executive Director Eva Rey said the IDA is set up to produce agendas, meeting minutes and financial documents that would be required by CDD 6.
“It will be a seamless transition,” she said, noting residents already call Town Hall with questions about services.
In response to the management-change approval, supervisors also voted to modify their proposed meeting schedule to comply with those of other CDDs managed by Town Hall.
Under CDD 6’s new 2013 meeting schedule, the board will hold agenda review workshops at 9 a.m. the Monday before the board’s regularly scheduled meetings. Meetings will be conducted at 9 a.m., or shortly thereafter, following the CDD 5 meetings the third Thursday of each month.
