St. Armands home sells for $840,000

LHR Ventures LLC, a Florida limited-liability company located in Sarasota and registered to local real-estate investors W. Howard Rooks and his daughter and son-in-law, Lisa and Bob Morris, sold the home at 345 Madison Drive, located in the St. Armands Division of the John Ringling Estates, to Scott and Bonnie Dunbar, of North Fort Myers, for $840,000. Built in 1994, the 2,596-square-foot home has three bedrooms, two-and-a-half bathrooms and a swimming pool. The home last sold for $1.1 million in May 2006.

The sale was the largest transaction for the week of Sept. 7 through Sept. 10, which was shortened by the Labor Day holiday, recorded on Longboat, Lido, St. Armands and Bird keys at the Sarasota and Manatee county courthouses. All of the week’s four sales occurred in Sarasota County, and none exceeded $1 million.

Aquarius Club
Helen Morneau, of Toronto, Canada, sold two units at the 59-unit Aquarius Club, 1701 Gulf of Mexico Drive. Unit 1-C, sold to 2124237 Ontario Inc., an Ontario, Canda, corporation that lists the same Toronto address as Morneau, for $565,000. The unit last sold for $721,500 in October 2006. Morneau sold Unit 2-D to 2254165 Ontario Inc., also an Ontario corporation that lists the same address as Morneau, for $465,000. The unit last sold for $400,000 in January 2009.

Both units have two bedrooms, two bathrooms and 1,551 square feet of living space. Aquarius Club was constructed in 1975.

Inn on the Beach
Ivan, Anne and Carl Gethin, of Welshpool, Wales, sold Unit 7203 at the 221-unit Inn on the Beach, 225 Sands Point Road, to Jacqueline Bailly, of Sarasota, for $200,000. The 642-square-foot unit was built in 1983. It last sold for $245,000 in July 2004.
