St. Armands home sells for $3.25 million

A seven-year-old St. Armands mansion on Sarasota Bay at 236 N. Washington Drive was sold Sept. 1 by Jacqueline and Edward Bongart to Jacqueline Sullivan for $3.25 million.

The main structure was built in 2002 with 5,250 square feet of air-conditioned living space. The house has four bedrooms, four-and-a-half baths, plus a swimming pool.

The bayfront site occupies Lots 27 and 28 in Block 1 of the first plat of the St. Armands Division of John Ringling Estates, which was first opened by Ringling in February 1926.

The Bongarts purchased the St. Armands mansion for $2.9 million in October 2003.

Beach Residences on Lido Beach
The second-largest realty transaction for the week of Aug. 31 to Sept. 4 was the $2.5 million purchase of Unit 701 at the Ritz Carlton-managed Beach Residences on Lido Beach at 1300 Ben Franklin Drive. The buyers were Gail and Joel Morganroth, from Gladwyne, Pa.

Selling the four-year-old condominium were Jo Ann and Robert Connolly, of Dallas. The Connollys bought the three-bedroom and three-and-a-half-bath condo with 4,194 square feet of living area for $2.62 million in April 2006.

The 12-story Beach Residences has 88 residential dwelling units facing the Gulf of Mexico on Lido’s beachfront.

Sanctuary IV
The largest sale for the week on Longboat Key was the $1.3 million that Sue Ellen and Jeffrey Korach paid to Jimmy Fowler, of Inverness, for his Unit B-505 at Sanctuary IV. The Koraches are from Shaker Heights, Ohio.

Fowler paid $1.5 million for the condominium during the height of the recent realty boom in May 2004. The three-bedroom and two-and-a-half-bath apartment was constructed in 1990 with 2,590 square feet of living area.

Grand Bay III
Diane and Terry Gans, of Unit 316 at Grand Bay III, 3030 Grand Bay Blvd., sold their adjacent Unit 315 in Building 3 to Sherry Howell, trustee for the Howell Realty Trust, of Nashville, Tenn., for $750,000. The three-bedroom and three-and-a-half-bath condominium was built in 1998 and has 2,143 square feet of living space.

The Ganses bought the condo as the real-estate boom neared an end for $1.25 million in August 2005.
Promenade

Karen and Thomas Fitzgibbons, from Tower Lakes, Ill., bought Unit 603 at the 112-unit Promenade condominium, 1211 Gulf of Mexico Drive, for $660,000 from Wendy and Jerome Feinstein, of Altamonte Springs. The two-bedroom and two-bath apartment was constructed in 1985 and has 1,585 square feet of living area.

The Feinsteins bought the condo for $330,000 in July 1997.

Bay Harbour Apartments
Fiora Browning sold her Unit 304 in Building B at the 39-unit Bay Harbour Apartments to Maria Pernas and Astrid Monterroso, as joint tenants, from Weston, for $350,000.

The two-bedroom, two-bath condo was constructed in 1970 at 450 Gulf of Mexico Drive and has 1,194 square feet of living area. Browning bought the apartment for $449,000 in October 2004.

Bayport Beach & Tennis Club
Frank Cohen, from Deerfield, Ill., purchased Unit 749 in Building D-2 at 737 Bayport Way from Dani and Craig Wheeler, of Poway, Calif., for $320,000. The three-bedroom, two-bath condo has 1,909 square feet of living area and was constructed in 1983. The Wheelers bought the apartment for $400,000 in December 1998.

Portobello
Mary Ann Malhame and Melissa Malhame, from Milford, Pa., and Venice, sold Unit B-202 on the bayside of Portobello condominium to Deborah and Thomas Hogan Jr. and Yvonne and Charles Ross Jr., all of Fairfield, Conn., for $307,500.

The two-bedroom, two-bath condo at 3240 Gulf of Mexico Drive was constructed in 1975 and has 1,505 square feet of living area. The Malhames acquired the condo for $158,000 in July 1994.

Sea Horse Beach Resort
Noreen Granum purchased Unit 215 at the 41-unit Sea Horse Beach Resort condominium, 3453 Gulf of Mexico Drive, for $150,000 from Granum Agency Inc., of Downers Grove, Ill. The agency’s president, O. Alfred Granum, signed the deed of sale.

The one-bedroom, one-bath unit was built in 1960 at the time the resort was constructed. The apartment has 560 square feet of living space. Granum Agency bought the unit for $40,900 in February 1978.

Lido Surf & Sand
Darlene and Scott Williams, Sarasota, sold their Unit 709 at Lido Surf & Sand to Celestine and Robert Caravaggio, of Toronto for $290,000.

The one-bedroom, one-and-a-half-bath condo at 1100 Ben Franklin Drive was built in 1976 and has 918 square feet of living area. The Williamses purchased the condo for $445,000 in June 2006.
