Sanctuary unit sells for $1,075,000

Steven and Susan Freedman, of Lutz, sold Unit B-704 at 535 Sanctuary Drive in Unit IV of the 186-unit Sanctuary to Melvyn and Eleanor Glickman, 585 Sanctuary Drive, for $1,075,000. Built in 1990, the 2,590-square-foot unit has three bedrooms and two-and-a-half bathrooms. It last sold for $1,425,000 in June 2003.

The sale was the largest of 13 key transactions recorded during the shortened week of July 5 through July 8, at the Sarasota and Manatee county courthouses and the only sale that exceeded $1 million. Of the week’s sales, 11 took place on Longboat Key, including four in Manatee County, while one each occurred on Lido and St. Armands keys.

Country Club Shores
Gerald and Mary Bernas, of Sarasota, sold the home at 549 Gunwale Lane in Country Club Shores Unit III to Maria Pernas and Astrid Monterroso, both single persons as joint tenants with full rights of survivorship, of Weston, for $725,000. Built in 1964, the 1,909-square-foot home has three bedrooms, two-and-a-half bathrooms and a swimming pool. It last sold for $175,000 in November 1988.

Seaplace
Mark Hullinger, 3439 Winding Oaks Drive, sold Unit M1-309-H at 2045 Gulf of Mexico Drive in the 461-unit Seaplace to Richard Kelertas and Julie Belzil, of Beaconsfield, Quebec, for $590,000. Built in 1974, the 1,265-square-foot unit has two bedrooms and two bathrooms. It last sold for $480,000 in July 2009.

The Shore
Julia Janecko, of Arlington, Va., Megan Janecko, of West Allis, Wis., and Stephen Janecko and Margaret Janecko, both of Hartland, Wis., sold Unit 307 at the 54-unit Shore condominium, 5757 Gulf of Mexico Drive, to Andrew and Lisa Weiland, of Orlando, for $550,000. Built in 1974, the 1,561-square-foot unit has three bedrooms and two bathrooms. It last sold for $870,000 in September 2005.

Longbeach Village
Robert and Judith Seeger sold their home at 600 Cedar St. in the Longbeach Village to Joseph and Jill Nemeth, of Sandy Hook, Conn., for $542,000. Built in 1999, the 1,740-square-foot home has three bedrooms, two bathrooms and a swimming pool.

Sunset Beach
Kerry and Diana Helinger, of St. Petersburg, sold Unit 1303 at 2109 Gulf of Mexico Drive in the 65-unit Sunset Beach to Christopher and Carol Sipe, of Lakeland, for $518,500. Built in 1984, the 1,463-square-foot unit has two bedrooms and two bathrooms. It last sold for $579,000 in September 2002.

Bayport Beach & Tennis Club
The Cohen Group Inc., a Newfoundland corporation with a mailing address in Windsor, Newfoundland, sold Unit 725 at 725 Bayport Way in the 136-unit Bayport Beach & Tennis Club to Patricia Lambert, of Rockport, Mass., for $395,000. Built in 1983, the 1,456-square-foot unit has two bedrooms and two bathrooms. It last sold for $265,000 in March 2000.

Club Longboat Beach & Tennis
Robert Heichel Jr., of Cincinnati, sold Apartment 115 at the 85-unit Club Longboat Beach & Tennis, 5055 Gulf of Mexico Drive, to David and Joan Gwillim, of Oxfordshire, England, for $375,000. Built in 1973, the 1,484-square-foot unit has two bedrooms and two bathrooms. It last sold for $150,000 in January 1987.

Sutton Place
Jerome Tomaino sold Unit PH-1 at 600 Sutton Place in the 80-unit Sutton Place to Frank Carione Jr. and his wife, Madeline, of Mount Sinai, N.Y., for $266,000. Built in 1973, the 696-square-foot unit has one bedroom and one bathroom. It last sold for $250,000 in October 2009.

The Colony Beach & Tennis Resort
John Gydosh, of Yatesville, Pa., sold Unit 119-N at the Colony Beach & Tennis Resort, 1620 Gulf of Mexico Drive, to Jamie Whaley, of Tampa, for $45,000. The 705-square-foot unit was built in 1973. It last sold for $125,000 in August 2004.

Boathouse on Longboat
Robert Schneiders, of Ipswich, Mass., sold Slip 1326 at the 194-slip Boathouse on Longboat, 408 Gulf of Mexico Drive, to Stephen and Judith Manley, of Kemsing, England, for $39,900. The slip last sold for $28,000 in October 1999.
The Manleys then sold Slip 2108 to James Connell Jr., of Plant City, for $30,000. The slip last sold for $36,000 in May 2005.

St. Armands Towers North
Steven and Phoebe Melley, of Rhinebeck, N.Y., sold Unit 35 at St. Armands Towers North, 1 Benjamin Franklin Drive, to Claudie Berteaux and Tiffany Berteaux, of Chaumontel, France, for $345,000. Built in 1968, the 1,389-square-foot unit has two bedrooms and two bathrooms. It last sold for $399,000 in October 2007.

Key Towers
Thelma Smith, of Montreal, sold Unit 2E at Key Towers, 1750 Benjamin Franklin Drive on Lido Key to Stephen Smith and Lily Kornik, of Dollard-des Ormeaux, Quebec, for $300,000. Built in 1970, the 1,403-square-foot unit has two bedrooms and two bathrooms. It last sold for $113,000 in April 1983.
