He says, "Waterfront, bank-owned, close to downtown, west of the Trail. Under $350,000. Now, that rates a look---wouldn't you say?"

She says, "I did see that one come on---great price at $339,000 if it is what we think it is: a buildable lot on good boating water very close to downtown. Whitaker Bayou, right? On Alameda? I don't think it will last too long----who do we have looking for that?

Pondering our list of buyers, we hopped in Donald's Cadillac and sped over to 2024 Alameda Avenue to have a look, only to find we were beaten to the door---second or maybe third in line behind a Lexus and a Jaguar. Good sign.

Circa 1963, this one showed all the signs of being "very cool" in its day. Think mid-century modernish. Hidden within a house in desperate need of attention were some interesting architectural elements. However, as with many real estate-owned properties, this house was left to fend for itself and it lost many battles with time and the elements. In our opinion, it is most definitely a tear-down----the highest and best use of the prime lot it’s on.

Why we love it? He says, "Water, water everywhere; the location and setting get an A-plus!"

This 15,301-square foot property is at the south end of Alameda, tucked behind another home at the end of a long driveway. Very private, it backs to a canal on one side and the open water of Whitaker Bayou on the other.

She says, "Not quite casting distance to the open bay---but close enough." This property is four lots in from the bay on what looks to be one of the widest sections of Whitaker Bayou. No bridges, and sailboats are welcome.

He says, "At this price, why not have one of each?"

At 15,000+ the lot is large enough to accommodate the next generation of "very cool," complete with the owner's nautical pride and joy tethered to a dock behind it. A short walk to the heart of downtown, this fabulous lot can be yours for $339,000. Be patient. Sometimes bank-owned transactions take a little extra time to get together and close---but we think this one is worth the wait!
