Key sales double to 22 the third week in May

Real-estate recordings on Longboat, Lido, St. Armands and Bird keys doubled during the third week in May, from 11 during the week of May 10 through May 14, to 22 during the week of May 17 through May 21. Sales activity was particularly strong on Lido Key, where seven sales occurred, ranging from the $4.95 million sale of a New Pass home to the sale of a Riviera of Lido Beach condominium for $289,000. Of the remaining sales recorded at the Sarasota and Manatee county courthouses, 13 took place on Longboat Key, with two on the northern, Manatee County portion of the island, and one each occurred on St. Armands and Bird keys. Of the week’s 22 sales, six exceeded the $1 million plateau.

Lido Key
Noreen and Roger Slaalien Jr. sold their home at 1345 Westway Drive in Lido Shores to Christine Buckley for $4.95 million. Built in 2001, the 5,268-square-foot home is located along New Pass and has four bedrooms, five-and-a-half bathrooms and a swimming pool. The Slaaliens paid $3.25 million for the home in September 2009. It was the second-highest year-to-date sale price for a home on Westway Drive, the first being the sale recorded Jan. 28, of the home at 1333 Westway Drive to Colleen Ofield, of Richmond Hill, Ontario, for $8.4 million.

Anthony Telese, individually and as trustee of the Telese Family Living Trust, and his wife, Cheryl, of Plant City, sold their home at 1461 John Ringling Parkway in the Lido C Division to Kent and Jean Williams for $3.8 million. The 6,166-square-foot home was built in 2002 along New Pass and has four bedrooms, five-and-a-half bathrooms and a swimming pool. The property sold for $3.3 million in July 2001. The house that was on the property at that time was demolished.

Graeme and Karen Souness, of Cheshire, England, sold Unit 704 at the 88-unit Ritz-Carlton Beach Residences, 1300 Benjamin Franklin Drive, to Carol Loeb, of St. Louis, for $2.35 million. Built in 2005, the three-bedroom, three-and-a-half-bath condominium has 3,550 square feet of living area. The unit last sold for $2.71 million in December 2005.

Edward Roche and Denise Nicoli-Roche, of Holliston, Mass., sold Unit A-502 at the 54-unit Orchid Beach Residences, 2050 Benjamin Franklin Drive on Lido Key, for $1.35 million to Nancy and Thomas Shirreffs Jr., of Etna, N.H. Built in 2005, the 3,242-square-foot condominium has three bedrooms and three-and-a-half bathrooms. The unit sold for $1,207,000 in September 2005.

At Lido Surf & Sand, 1100 Benjamin Franklin Drive, Patricia Hundman, of Bloomington, Ill., sold Unit 304 to David and Karen Hartz and John Hardin and his wife, Lynne Hartz-Hardin, all of Louisville, Ky., for $545,000. Built in 1976, the two-bedroom, two-bathroom condominium has 1,456 square feet of air-conditioned space. The unit last sold for $800,000 in September 2006.

Also on Lido Key, Michael and Julie Halliday, of Sarasota, sold Unit 509 at Lido Towers, 1001 Benjamin Franklin Drive, to Richard and Gail Lehmann, of Columbus, Ohio, for $345,000. Built in 1980, the 1,224-square-foot apartment has two bedrooms and two bathrooms. It last sold for $415,000 in March 2004.

David Bennett, of Etobicoke, Ontario, sold Unit 2-D at the Riviera of Lido Beach, 131 Garfield Drive, to Joseph and Daniele Skarzenski, of Ottawa, for $289,000. Built in 1978, the 1,161-square-foot condominium has two bedrooms and two bathrooms. The unit last sold for $90,500 in February 1988.

Positano
Frederick and Joann Gowan, of Eden Prairie, Minn., sold Unit 203 at the 29-unit Positano, 4965 Gulf of Mexico Drive, to Daniel and Jacqueline Russell for $2.25 million. The 3,123-square-foot unit has three bedrooms and three bathrooms and was built in 2007 on the site of the former Longboat Key Holiday Inn. It sold pre-construction for $1.87 million in December 2006.

Country Club Shores
Mark Goitein, of Pennington, N.J., sold his home at 632 Ranger Lane in Country Club Shores Unit IV to Patricia Laurin, Gregory Laurin and Christine Sargeant, as trustees of the Laurin Longboat Key Family Trust, which has a post office address in Kitchener, Ontario, for $1.7 million. Built in 1999, the 4,198-square-foot, canal-front home has four bedrooms, four-and-a-half baths and a swimming pool. It last sold for $2.8 million in May 2005.

Michael Jochnowitz and Hillary Harpaz, both individually and as co-trustees of the Sarah Ruth Jochnowitz Revocable Living Trust, both of Lansdale, Pa., sold the home at 500 Schooner Lane in Country Club Shores Unit I to Kelly Sullivan for $330,000. The 1,657-square-foot, canal-front home was built in 1964 and has three bedrooms, two bathrooms and a swimming pool. The property sold for $21,000 in March 1976.

Sanctuary
Julia Hamister, of Orchard Park, N.Y., sold Unit B-201 at the 136-unit Sanctuary, 585 Sanctuary Drive, located behind the Islandside gates of the Longboat Key Club and Resort, to Kent and Jean Brandt for $900,000. The three-bedroom, two-and-a-half-bath condominium was built in 1990 with 1,785 square feet of living space. The unit last sold for $560,000 in April 1996.

Promenade
Ghassan and Manal Saab, of Flint, Mich., sold Unit 709 at the 120-unit Promenade, 1211 Gulf of Mexico Drive, to Emery and Jane LeBlanc, of Montreal, for $734,000. Built in 1985, the two-bedroom, two-bath condominium has 1,827 square feet of living space. The unit sold for $293,500 in May 1989.

Beaches of Longboat Key
Eugene Van Biert, of Woodcliff Lake, N.J., sold Unit 101 at the Beaches of Longboat Key, 775 Club Longboat Road, to Loraine Brickman, trustee, for $663,000. The 1,510-square-foot unit was built in 1984 with two bedrooms and two bathrooms. The unit last sold for $490,000 in July 2000.

Beachplace
Judith Williams, of Mitchell, Ind., sold Unit 503 in Building I of the 336-unit Beachplace, 1135 Gulf of Mexico Drive, to Janet Fleming and Stephen Farnham, as co-trustees of the Fleming Residence Trust, of Province, Ontario, for $635,000. Built in 1980, the 1,503-square-foot condominium has two bedrooms and two bathrooms. The unit sold for $355,000 in April 1997.

Islands West
Barbara Frank, of Pempton Plains, N.J., sold Apartment 2-B at the 89-unit Islands West, 2525 Gulf of Mexico Drive, to James and Barbara Kew, of Carmel, Ind., for $510,000. The two-bedroom, two-bath residence was built in 1972 with 1,491 square feet of air-conditioned space. The unit last sold for $220,000 in March 1994.

Longbeach Village
Jayne Berman, of Toronto, sold her home at 381 North Shore Road to Jason and Heather Konzelmann, of Mahament, Ill., for $468,500. Built in 1958, the 1,116-square-foot home has two bedrooms, two bathrooms and a swimming pool. The home last sold for $525,000 in September 2006.

Seaplace
At the 461-unit Seaplace, 2045 Gulf of Mexico Drive, Doris Libman, of Sarasota, sold Unit G4-107-A in Seaplace III to Gerard and Jean LaCroix, of Melvin Village, N.H., for $407,500. Built in 1977, the two-bedroom, two-bath unit has 1,257 square feet of living area. It last sold for $180,000 in May 1995.
Jonathan and Mary Jo Burgiel, of Orlando, sold Unit M1-206-F at Seaplace II for $325,000 to Donald and Andrea Prola, of Joliet, Ill. The two-bedroom, two-bathroom unit was built in 1974 and has 928 square feet of air-conditioned space. The residence last sold for $116,500 in November 1991.

Harbour Oaks
Norman Rodin, of Highland Park, Ill., sold Unit 1102 at the 56-unit Harbour Oaks to tenants-in-common Laurence Atlas and Andrea Feldmar, of Washington, D.C., for $400,000. The three-bedroom, three-bathroom condominium was built in 1984 with 2,448 square feet of living space. The unit last sold for $320,000 in March 1999.

Beach Harbor Club
Paul and Jane Haffenden, of Nobleton, Ontario, purchased Unit C-404 at the 133-unit Beach Harbor Club, 3806 Gulf of Mexico Drive, for $255,200. Sellers were Elizabeth Berger, of Sarasota, who sold her 11.11% interest; Barbara Riley, of Pembroke Pines, who sold her 33.33% interest; and Gladys DiGirolamo, of Cooper City, who sold her individual 22.22% interest, along with her 33.33% interest as trustee of the Albert P. DiGirolamo Trust.

Built in 1970, the 1,514-square-foot residence has two bedrooms and three bathrooms. The unit sold for $115,000 in April 1992.

Kingston Arms
Brian and Diane Moore, of Windsor, Conn., sold Unit 20A at Kingston Arms, 500 S. Washington Drive on St. Armands Key to Osvaldo and Bronwen Espino, of Orlando, for $223,500. The one-bedroom, one-bath residence has 828 square feet of living space and was built in 1963. The unit last sold for $215,000 in October 2003.

Bird Key
John and Glenis Sparrow, of Kent, England, sold their home at 376 W. Royal Flamingo Drive on Bird Key to Helen Solbakke, of Nordstrand, Norway, for $1,595,000. The waterfront home was built in 1967 and has three bedrooms, three-and-a-half bathrooms, a swimming pool and 3,137 square feet of air-conditioned space. The home last sold for $800,000 in September 1996.
