Key Real Estate: Sales soar to 23 during week before Easter

Key real-estate sales more than doubled for the reporting week of March 29 through April 2, the week that led up to Easter. There were 23 transactions, compared to the prior week’s total of 10 sales, on Longboat, Lido, St. Armands and Bird keys recorded at the Sarasota and Manatee county courthouses. Sales, which included 22 homes and one boat slip, broke down as follows: 18 on Longboat Key; three on Lido Key; one on St. Armands Key; and one on Bird Key. Of the Longboat Key sales, seven took place on the northern, Manatee County side of the island. The total number of sales for the week is higher than any other week thus far in 2010. The previous high was for the week of Jan. 22 through Jan. 26, during which 16 sales were reported. Of this week’s sales, five surpassed the $1 million mark.

Orchid Beach Club
In the top transaction of the week, Karla Baer, of Rapidan, Va., sold Unit W-301 at the twin, 11-story, 54-unit Orchid Beach Club, located at 2050 Benjamin Franklin Drive, on Lido Key, to Jeffrey and Laura Deane for $2.4 million. The three-bedroom, three-and-a-half-bath residence was built in 2005 and has 4,229 square feet of living space. The condominium last sold for $2.5 million in July 2007.

Ritz-Carlton Beach Residences
Rodney and Rosanne Grettler and Bernard and Margaret Bruns, all of Indiana, Pa., sold Unit 1108 at the Ritz-Carlton Beach Residences, 1300 Benjamin Franklin Drive, on Lido Key, to Constantine and Ann Clemente, of Unit 1109 at the Beach Residences, for $2.2 million. The condo was built in 2005 with 3,330 square feet of air-conditioned living space, two bedrooms and three bathrooms. The unit last sold for $2,135,000 in December 2005.

Sleepy Lagoon
Rodney and Maggie Hoskins sold their home at 6225 Gulf of Mexico Drive in the Sleepy Lagoon subdivision for $2.2 million. The buyer was Pamela Lipkin, of New York City. The Gulf-front property with a swimming pool has a 3,321-square-foot main residence that was built in 1946 and remodeled in 1990 with three bedrooms and three baths. There is also a 1,762-square-foot second residence with three bedrooms and two baths, which was built in 1957. The home last sold for $1.75 million in March 1998.

The Grande at Longboat Key
At the eight-unit The Grande at Longboat Key condominium, 4561 Gulf of Mexico Drive, Robert Adams, of Lakeland, sold Unit 202 to Rick and Debra Start, of Grand Rapids, Mich., for $1.35 million. Built in 1999, the three-bedroom, four-bath condominium has 3,260 square feet of living space. Adams paid $1.65 million for the unit in December 2005.

St. Armands
NBI Sarasota Holdings One LLC, a Florida limited-liability company with a Reykjavik, Iceland, address, sold the home at 315 Washington Drive S. in the St. Armands Division of John Ringling Estates to Susan Porter, of Exeter, N.H., for $1.3 million. The four-bedroom, three-bath home was built in 2005 and has a swimming pool and 2,650 square feet of air-conditioned space. The property sold for $1.6 million in October 2009.

Tangerine Bay Club
Gulftide Corp., a Sarasota corporation, sold Unit 433 at the 90-unit Tangerine Bay Club, 370 Gulf of Mexico Drive, to Charles and Joyce Broaddrick for $900,000. Built in 1994, the three-bedroom, four-bath unit has 2,903 square feet of living space. The condominium last sold for $965,000 in June 2004.

Longboat Key Yacht & Tennis Club
At Longboat Key Yacht & Tennis Club, Mark III, 3115 Gulf of Mexico Drive, Unit PH2 sold for $830,000. Sellers were Charles and Sallie Phillips, of Farmington Hills, Mich., and buyers were Anthony and Deirdre Jimenez, of White Lake, Mich. Built in 1974, the three-bedroom, three-bath condominium has 1,898 square feet of living space. The unit last sold for $294,500 in June 1992.

Longboat Key Towers
In what appears to be a fiduciary transaction, Weaver Enterprises Inc., a Nevada corporation, successor by merger to Robert Weaver No. 1 Inc., with an address in Peoria, Ill., sold Unit S-1104 at the 88-unit Longboat Key Towers, 601 Longboat Club Road, to Robert and Virginia Weaver, of Peoria, Ill., for $750,000. The two-bedroom, two-bath condominium was built in 1970 and has 1,560 square feet of living space. The unit was originally purchased for $66,000 in October 1970.

Bird Key
Michael and Brenda Gunn, of Sarasota, sold their home at 229 Bird Key Drive to Barry and Carol Zitnick for $750,000. The house was built in 1963 and has 2,766 square feet of living space, three bedrooms, three baths and a swimming pool. The home sold for $516,300 in December 2003.

The Castillian
Rick and Debra Start, of Grand Rapids, Mich., sold Unit 301 in the south building at The Castillian, 4545 Gulf of Mexico Drive, which has 60 units. LBK Castillian LLC, an Ohio limited-liability company with a Cincinnati address, paid $700,000 for the 1,738-square-foot unit that was built in 1979 with three bedrooms and two baths. The condominium last sold for $962,500 in September 2007.

Sea Gate Club
Larry and Linda Rollings, of Champaign, Ill., sold Unit 3B at the 90-unit Sea Gate Club, 2425 Gulf of Mexico Drive, to William and Karen Nuckols, of Chattanooga, Tenn., for $675,000. The two-bedroom, two-bath condominium was built in 1973 and has 1,470 square feet of living space. The unit last sold for $315,000 in March 2000.

Country Club Shores
David Chaplin and Jennifer Schwell, of Sarasota, sold their home at 548 Hornblower Lane in Unit III of Country Club Shores to Jopico LLC, a Florida limited-liability company with an address of 748 Dream Island Road, for $630,000. Built in 1965, the 1,700-square-foot home has two bedrooms, two bathrooms and a swimming pool. The house sold for $205,000 in August 1991.

Conrad Beach
The single-family home at 366 Firehouse Lane in the north-Key Conrad Beach subdivision sold for $575,000. Sellers were Robert Kost, of Summerland Key; Patricia Murad, of Botsford, Conn.; and Vivian Laskarzewski, of Newtown, Conn. Buyers were Wendy and Baldo Carnecchia Jr. The two-bedroom, two-bath home with 2,096 square feet of living area was built in 2001. The property last sold for $195,000 in June 2000.

Bay Isles
Deutsche Bank National Trust Co., as trustee for Harborview 2006-BU1, of Little Rock, Ark., sold the home at 3340 Bayou Sound, located behind the Harbourside gates of the Longboat Key Club and Resort, to Wade and Vicki Collier, of San Antonio, for $530,000. Built in 1980, the home has 2,319 square feet of living space, three bedrooms, three bathrooms and a swimming pool. The property last sold for $387,100 in October 2009.

Seaplace

Elizabeth Kogel, of Woodbury, N.Y., sold Unit M1-209-H in Unit II at Seaplace, 2045 Gulf of Mexico Drive, to Roy and Helen Diton for $512,500. The condominium has 1,265 square feet of living space with two bedrooms and two bathrooms. Kogel paid $955,700 for the residence in October 2004. Seaplace was built in 1974 and is Longboat Key’s largest condominium, with 461 units.

In a second transaction at Seaplace, John Ball, of Darien, Conn., sold an undivided half-interest in G5-307-A in Unit III to Geraldine O’Connell for $222,500. The unit has two bedrooms, two bathrooms and 1,257 square feet of living space. It last sold for $200,000 in July 1988.

Fairway Bay
Loretta Wurthmann and Daniel Giannini, of Lakeland, sold Unit 518 at Fairway Bay III to Diane and J. Jeffrey Fischer, of Apollo Beach, for $504,100. The 2,550-square-foot condominium with three bedrooms and two bathrooms was built in 1988. The unit last sold for $240,100 in April 2003.

Longboat Terrace
At the 36-unit Longboat Terrace, 5393 Gulf of Mexico Drive, Stephanie Epler, of Columbus, Ohio, sold Unit 109 to Linda Cahill, of New York City, for $455,000. The two-bedroom, two-bath condominium was built in 1979 with 1,300 square feet of air-conditioned space. The unit sold new for $110,000 in April 1979.

Lido Harbour South
Oscar Arnay, of Sarasota, sold Unit 207 at the Seaview House of Lido Harbour South, 2110 Benjamin Franklin Drive, for $375,000. Aaron and Brandy Klosterman, of Coralville, Iowa, received an undivided half-interest, while William Montag and Lori Swailes, also of Coralville, also received an undivided half-interest as joint tenants. Built in 1968, the 1,357-square-foot unit has two bedrooms and two bathrooms. The condominium sold for $146,000 in February 1991.

Windward Bay
Patricia Voellinger and George Wilson, both of St. Louis, as trustees of the Gloria Greve Wilson Trust, sold Unit PH-3 in Building G at the 151-unit Windward Bay, 4888 Gulf of Mexico Drive, for $310,000 to Susan and Lloyd Grainger, of Aurora, Ontario. The 1,096-square-foot unit has two bedrooms and two baths and was constructed in 1970 by the late I.Z. Mann, who originally named the condominium Longboat Harbour North. The unit’s prior selling price was not available through the Manatee County Clerk of the Court or the Manatee County Property Appraiser’s Office.

Longboat Key Moorings Marina
James and Jane Main, of Nashville, Tenn., sold Boat Slip B-16 at the 294-slip Longboat Key Moorings Marina, 2800 Harbourside Drive, for $300,000 to Michael and Julie Sifton, of Aurora, Ontario. The slip last sold for $122,500 in February 1993.

Whitney Beach condominium
At Whitney Beach condominium, 6700 Gulf of Mexico Drive, which has 36 Gulfside units and 103 bayside units, Elinor Roth, of Unit 102, sold Unit 176 to Bernard and Frances Vogt, of Lakefield, Ontario, for $215,000. Built in 1970, the one-bedroom, one-bath unit has 1,008 square feet of living space. The residence last sold for $215,000 in March 2008.

Beach Harbor Club
Anne Weintraub, of Sarasota, sold Unit C-106 at the 133-unit Beach Harbor Club, 3800 Gulf of Mexico Drive, to Carol and Clifford Anderson for $160,000. The 1,007-square-foot unit was built in 1970 and has two bedrooms and two bathrooms. The unit last sold for $355,000 in August 2005.
