Emerald Harbor home sells for $1,375,000

Vicki and Paul White, from York, Pa., purchased the canal-front home at 771 Old Compass Road in the 81-lot Emerald Harbor subdivision from Lloyd Turman and his wife, Susan Atherton, for $1,375,000.

Originally built in 1971, the four-bedroom, two-bath home was renovated and expanded in 1983 to encompass 2,328 square feet of living area.

The house last sold for $1.2 million in March 2003.

Beaches of LBK South
The second-largest transaction of the Labor Day-shortened recording week of Sept. 8 through Sept. 11 was the $1 million that Hayat Stein, from Bloomfield Hills, Mich., paid for Unit 1002 at the Beaches of Longboat Key South. The sellers were Joseph Oxman, Helaine Lasky and Robyn Tanenbaum, all of Marietta, Ga.

The three-bedroom, three-bath condominium at 775 Longboat Club Road was built in 1984 with 1,903 square feet of living space. The house last sold for $347,600 in November 1984.

LBK Yacht & Tennis Club
Bonnie Blankenship, of Tampa, sold her Mark III Penthouse 1 at the 36-unit Longboat Key Yacht & Tennis Club for $932,500 to Cathleen Meng, of Johnston, Iowa.

The three-bedroom, three-bath condo at 3115 Gulf of Mexico Drive was constructed in 1974 with 2,476 square feet of air-conditioned living space. The house last sold for $815,000 in March 2003.

The Shore
Bettina and Brian Deters, of Sarasota, purchased Unit 210 in the 54-unit The Shore condominium at 5757 Gulf of Mexico Drive from Richard Brenner, of Tampa, for $635,000. The three-bedroom, two-bath condo was built in 1974 with 1,561 square feet of living area.

Brenner purchased the condominium for $590,000 in November 2004.

Casa del Mar
There was one transaction at the 106-unit Longboat Casa del Mar condominium on the Manatee County side of the Key at 4621 Gulf of Mexico Drive. Karl Golnik and Constance West, from Hamilton County, Ohio, sold their Unit 13 in Tract A to Lionel Peltier, of Windson, Ontario, for $600,000.

The two-bedroom, one-bath condo with 756 square feet of living area was constructed in 1972. The sellers bought the unit for $549,000 in May 2003.

Cedars West
Barbara and William Johnson, of Tampa, bought Unit 106 in Building A of the 56-unit, Gulf-front Cedars West condominium at 5655 Gulf of Mexico Drive from Rosalind and Thomas Nettleton, of Barnsley, England, for $490,000.

The two-bedroom, two-bath condo was built in 1975 with 1,274 square feet of living space. The Nettletons paid $560,000 for the apartment in April 2004.

Longboat Harbour Towers
Donna and Robert Maddox, 4401 Gulf of Mexico Drive, sold their Unit 802 in the 73-unit Longboat Harbour Towers to Judith Palmer Foster for $450,000. Built in 1972, the 961-square-foot condominium has two bedrooms and one bathroom.

The Maddoxes bought the condo for $165,000 in February 1993.

Country Club Shores III
In an intra-family transaction in Unit III of the 421-lot Country Club Shores, Audrey Roebling bought the home at 501 Hornblower Lane from Eudora DeRenne and her husband, Wainwright Roebling, of Sarasota, for $445,900.

Built in 1966, the three-bedroom, three-bath, ranch-style home has 2,444 square feet of living area. The home last sold for $445,900 in September 1991.

St. Armands Towers-North
Karen Ramberg, of Orlando, sold her Unit 61 at St. Armands Towers-North, 1 Ben Franklin Drive, to Mary Ginsberg, of New York City, for $565,000. The two-bedroom, two-bath apartment was built in 1968 and has 1,389 square feet of living area. Ramberg bought the unit for $650,000 in July 2007.
Lido Harbour Towers

Peter Schuler, of Nashua, N.H., bought Unit 606 in Lido Harbour Towers, 1770 Ben Franklin Drive, from NGTC LLC, of Boone, Iowa, for $358,000. Neil Goeppinger signed the deed of sale for NGTC as managing member.

The two-bedroom, two-bath condo was built in 1970 with 1,211 square feet of living area. NGTC bought the apartment for $460,000 in June 2004.

162 keys sales in 15 weeks
Although hardly spectacular, real-estate sales on the keys this summer have been steady. During the 15 weeks between June 1 through Sept. 11, we reported 162 transactions, of which 32 were for more than $1 million.

Normally, the off season summer months have been slow. But this summer, the slow but steady sales volume seems to have defied the national and local trends, averaging 10.8 sales a week on the keys, more than two of which averaged $1 million or more.

The best week for sales recordings was June 1 through June 5, when 17 were reported with three sales for more than $1 million. The nadir was the week of Aug. 24 through Aug. 28, when only six sales were recorded with one for more than $1 million.

For this four-day Labor Day reporting week of Sept. 8 through Sept. 11, we recorded 10 sales, two of which were for more than $1 million.
