Commissioners to review proposed 610-home community

The Manatee County Board of County Commissioners will review a plan for a 610-home community on the west side of Rye Road, south of Upper Manatee River Road, at its land-use meeting Thursday afternoon.

The development, a project called Del Tierra proposed by developer D.R. Horton, calls for a net density of about three homes per acre.

Country Meadows, a community just west of the proposed development, has about one home per acre.

D.R. Horton’s site plan proposes a second entrance to Del Tierra, through Country Meadows to Upper Manatee River Road.

A traffic analysis done by the county anticipates a 7% traffic increase in Country Meadows if the site plan is approved.

The Manatee County Planning Commission narrowly recommended approval of the project with a 4-3 vote at its meeting Dec. 12.

Del Tierra would occupy 233 acres.

Commissioners will have final say on the community at its 1:30 p.m. meeting Thursday in the commission chambers at 1112 Manatee Avenue West.

If approved, construction on Del Tierra would begin this year and be completed in 2017.
