$2.1 million sale at St. Armands Towers

For the second straight week, Longboat and its surrounding keys had 15 real-
estate sales for a total of 30 from July 13 through July 24.

Topping last week’s 15 transactions was the $2.1 million sale of Penthouse PH-N at St. Armands Towers North, 1 Ben Franklin Drive, on Lido Beach.

Lois and Nicholas Lardieri purchased the rooftop condominium (PH Units 5 and 6) from co-trustees of the Schey QTIP Trust, Constance Ahlborn and Richard Lappin, of Barrington Hills, Ill. The three-bedroom, three-bath condo has 2,880 square feet of living space.

The 13-story St. Armands Towers North was erected in 1968 with 70 dwelling units, compared to its sister, St. Armands Towers South, which has 10 stories and 51 units.

Bay Isles
Longboat Key accounted for seven of the week’s 15 transactions and the week’s second-largest transaction, the $1,565,000 sale of the Bay Isles II home at 3521 Bayou Sound Point. Martin Treu and Rachel White, of Wyomissing, Pa., sold the 13-year-old home to Ann and Gerald Allen.

The three-bedroom, four-bath home encompasses 3,687 square feet of air-conditioned living space.

Queens Harbour
Prior to their Bay Isles purchase, Ann and Gerald Allen sold their Queens Harbour home at 3555 Fair Oaks Lane for $975,000 to Alberta and Angelo Anaclerio. The 15-year-old, three-bedroom, three-and-a-half-bath home has 2,919 square feet of living area and a swimming pool. The home last sold for $1,095,000 in October 2007.

Bird Key
Marilyn Snodell sold her Bird Key home at 586 S. Spoonbill Drive to Paul Citrin and his wife, Judith Ranells, for $1.3 million.

The waterfront home was built in 1965 and has three bedrooms, four baths, a swimming pool and 3,449 square feet of air-conditioned living area. The home last sold for $3.5 million in March 2006.

Longboat Landings
There was a rare sale at the nine-unit Longboat Landings, 5820 Gulf of Mexico Drive. Mark and Krista Moshier, from Short Hills, N.J., bought the two-bedroom, two-bathroom Unit 103 from Barbara and William Lawyer for $425,000.

Beachplace III
In a three-way, intra-family transaction, Catherine and John Tansey, from Dix Hills, N.Y., purchased Unit 401 in Building 11 at Beachplace III for $375,000 by buying three individual interests in the property for $125,000 each from Patricia Walsh, of Rockville Centre, N.Y.; Betty Keelin, 1055 Gulf of Mexico Drive; and Richard Tansey, of Rockville Centre.

Harbour Villa Club
Linda and John Goodrich, of Ormond Beach, sold their Unit 205 at the 38-unit Harbour Villa Club, 615 Dream Island Road, with its Parking Space No. 9 and Boat Slip No. 47 to Ruth and Albert DeFilippis, from Alpharetta, Ga., for $370,000.

The two-bedroom, two-bath condo was constructed in 1985 and has 1,293 square feet of living area. The Goodriches acquired the condo for $200,000 in August 1995.

Country Club Shores Unit III
Mark Bradt purchased the 35-year-old, three-bedroom, two-bathroom home at 501 Gunwale Lane in Unit III of Country Club Shores from E*Trade Bank, of Frederick, Md., via a special warranty deed, for $365,000. Signing the deed of sale was E*Trade Bank Vice President Tim Amundson.

LBK Club Moorings Marina
There were two sales at the 294-slip Longboat Key Club and Resort Moorings Marina.
Sally Matz Susman, of Beckley, W.Va., sold her Boat Slip 21 on Pier C to Donald Heiermann, of Indianapolis, for $260,000.

On Pier L, Otto Holdings LLC, from Merrillville, Ind., purchased Slip 3 from Seawater Properties I, LLC, of Sarasota, for $240,000. Signing the deed was Seawater’s managing member, Alexandre Calame, of Monaco.

Longboat Arms
Patricia McCarthy and Deborah Morrison, as successor trustees of the Harry Henry Revocable Trust, of Northbrook, Ill., sold McCarthy’s interest in Unit 201-D at the 45-unit Longboat Arms condominium to Morrison for $144,500. The two-bedroom, two-bath condo at 3330 Gulf of Mexico Drive was constructed in 1971 and has 1,362 square feet of living area. It last sold for $130,000 in February 1993.

St. Judes Apartments
Michael Shelton, from Fort Wayne, Ind., bought Apartment 14 in Unit 2 of the eight-unit St. Judes Apartments from Maureen Myers, of Harwich Point, Mass., for $97,000. The one-bedroom, one-bath apartment at 723 S. St. Judes Drive has 630 square feet of living area and was constructed in 1966. The apartment last sold for $48,000 in September 1993.

Bird Key
Thruston Wright III, both individually and as trustee of the Patricia Bahen Wright Trust, of Wayland, Mass., sold the Bird Key home at 336 Bob White Way to Morgan Flaherty, from Boca Raton, for $565,000. The three-bedroom, two-bath home was built in 1972 and has 2,220 square feet of living space and a swimming pool.

In a second sale, Susan McCart purchased the home at 425 Meadowlark Drive from Anna Urban and her husband, Marek Witkowski, from Glenview, Ill., for $400,000. The four-bedroom, four-and-a-half-bath house has 4,512 square feet of living area and a swimming pool.

It was one of the first homes constructed on Bird Key after Arvida Corp. more than doubled the size of the original Bird Key in the late 1950s by dredging the bay bottom to fill in behind the seawalled bulkhead lines.

Riviera of Lido Beach
Unit 1-B at the Riviera of Lido Beach was sold by Jocelyn and Ian Stacey, of Guildford, England, to Diana Garcia, from Kanata, Ontario, for $330,000.
