+ Chart House, parcel each sell for $6 million
Two sales recorded recently on Longboat Key totaled $12.2 million.
In the first sale, Ocean Properties Ltd. closed on its purchase of the Chart House Shops at 201 Gulf of Mexico Drive Oct. 30 for $6.2 million.
Andy Berger, vice president of the Delray Beach-based company that owns the Resort at Longboat Key Club, Longboat Key Hilton Beachfront Resort, Lido Beach Resort and Lido Beach Holiday Inn, confirmed Ocean Properties’ plans to buy the Chart House building.
Seller CORE/PMG Longboat LLC purchased the property for $5.5 million in August 2004.
The property is home to the Chart House Restaurant, Exit Art and Coldwell Banker Residential Real Estate.
In the second sale, which closed Nov. 4, a 2.25-acre vacant residential property consisting of two adjacent lots at 6271 Gulf of Mexico Drive sold for $6 million. According to listing agent Michael Moulton, of Michael Saunders & Co.’s Longboat Key South office, the transaction is the largest recorded sale in the region for a vacant Gulf-front parcel since 2004.
The property sold for its full listing price of $6 million.
Beverly Alter and Deborah Beacham, both of Michael Saunders & Co., represented the buyer. The buyer’s name was not immediately available.
+ Telecommunications extension granted
The Department of Economic Opportunity has granted the town an extension of a state-mandated 180-day window for approval of a Comprehensive Plan amendment to allow the Longboat Key Town Commission to review both a telecommunications ordinance and comp plan amendment at the same time.
The extension, which now runs through April 11, allows the town to bring the telecommunications ordinance forward for the commission’s review at the Nov. 13 regular workshop. That ordinance deals with everything from tower height to where towers and other structures can be placed on the Key.
The commission can consider that ordinance along with the comp plan amendment at the commission’s December and January regular meetings.
Earlier this month, Town Manager Dave Bullock said he recommended an extension because “we owe the community a full airing of the issue.”
The town requested an extension based “on the grounds of a new planning director who had little or no involvement with this ordinance...and the importance to the community of understanding both (changes together).”
An article in the Oct. 31 issue of the Longboat Observer, “Town seeks Bay Isles Road restrictions for election,” incorrectly attributed the last quote in the story to Commissioner Pat Zunz. It should have been attributed to Commissioner Terry Gans.
