A new, 8,800-square-foot home and guest home on the south side of New Pass has sold for $8.4 million — a year-to-date high for Sarasota County.
Todd Johnston Homes through its Westway limited liability company of 3859 Bee Ridge Road, sold the home at 1333 West Way Drive to Colleen Ofield, of Richmond Hill, Ontario, as trustee of the Craig Ofield Florida Trust. The deed of the sale was recorded Jan. 28, at the Sarasota County Courthouse. Karen Johnston, vice president of Todd Johnston homes and wife of Todd Johnston, was the listing agent. Linda Roe Dickinson, of Michael Saunders & Co., was the selling agent.
Builder-developer Todd Johnston and his corporate partners, Westway LLC, bought lots 13 and 14 in the Lido C subdivision of John Ringling Estates for $4.3 million and cleared the lots to build the home and guest house.
The main, two-story home has four bedrooms, four baths and three half-baths. Amenities include a movie theater, elevator, bar, separate wine bar and wine room, downstairs study, gazebo, a swimming pool that flows into a second swimming pool, marble circular staircase with rod-iron metal railings and second-story balcony that overlooks New Pass and Longboat Key
The guest home has one bedroom and one bathroom. The property also includes two two-car garages and a dock and boat lift on New Pass.
Karen Johnston said that the price was indicative of the deals available in today’s real-estate market.
“Several years ago, it would have commanded a much higher price,” she said. “(The buyer) got a deal."
