Water Club II unit sells for $2.2 million

Sales recordings rebounded on the keys during the fourth week in June, jumping from seven the week before to 12 for the week of June 22 through June 26. Leading the way was the sale of Penthouse 8 at the 11-story, 86-unit Water Club II, 1241 Gulf of Mexico Drive, for $2.2 million by the Kaplan family trusts to Richard Lee Wellek, from Northbrook, Ill.

The transaction was consummated by Robert Kaplan, successor trustee of Roberta Kaplan and Joel Kaplan, qualified personal residence trust of Sarasota.

The three-bedroom, four-and-a-half-bath penthouse was constructed in 1999 and has 3,273 square feet of living space.

Bay Isles
Timothy Clarke and his wife, Susan Gilmore Clarke, sold their Bay Isles I home at 1610 Harbor Cay Lane to Allan and Patricia Heffron for $1.85 million.

The three-bedroom, four-bath home was constructed in 1996 and has 4,042 square feet of living
area.

Inn on Beach
The third-largest sale for week was the $945,000 that Jean and Arthur Bourque III, of Lynnfield, Mass., paid for Unit 807 in Building 3 of the 221-unit Inn on Beach.

The sellers were McNeill Management, a North Carolina limited-liability partnership, of Edwards, Colo., with Deer Park LLC, of New Jersey, as its general partner. Douglas McNeill, manager of McNeill Management, signed the deed of sale.

Located at 230 Sands Point Road, the 27-year-old apartment has 1,652 square feet of living space and last sold for $700,000 in September 2002.

Country Club Shores
There were two sales in the 420-lot Country Club Shores.

Nola and James Ronk, of Palm Harbor, sold their home in Unit II at 501 Gunwale Lane to E*Trade Bank, of Fort Mill, S.C., for $647,000.

The 45-year-old, three-bedroom, two-bath, ranch-style home has 2,223 square feet of living area.

The waterfront home previously sold for $880,000 in November 2005.

In Unit IV, Albert Daniel Jr., and his wife, Virginia Potts Daniel, of Marietta, Ga., bought the three-bedroom, two-bath home at 571 Bowsprit Lane for $575,000. Built in 1966, the house has 2,343 square feet of living area.

The seller was Lesa Bell, trustee of the Evola Florida qualified residence trust, of Atlanta.

Fairway Bay III
Allen Barkey, 2110 Harbourside Drive, sold his Unit 643 in Building 6 at Fairway Bay III to Laurie and Paul Singer, of Allison Park, Pa., for $535,000. The three-bedroom, two-bath apartment at 2120 Harbourside Drive was constructed in 1988 and has 2,031 square feet of living area.
The condominium last sold for $678,000 in May 2004.

Portobello
Renee and Ryan Kelly, from Mokena, Ill., purchased Unit A-205 on the Gulfside of Portobello condominium from Renee Ann and John A. O’Neill, of Flossmoor, Ill., for $510,000.

The two-bedroom, two-bath condominium at 3235 Gulf of Mexico Drive was built in 1975 and has 1,260 square feet of living area.

St. Judes
Sally and Robert Kirk, of Dade City, purchased the 49-year-old home at 788 N. St. Judes Drive for $340,000.

Laquita Boyer Rein, c/o Sarah Ford, of Sarasota, sold the three-bedroom, two-bath home with 1,880 square feet of living area.

The property last sold for $150,000 in June 1997.

Silver Sands
There was one sale at Silver Sands condominium, 5841 Gulf of Mexico Drive, in which Ronda and David Storms together with Kelly and Stephen Storms, of Valrico, sold Unit 251 to LBK Group LLC, of Incline Village, Nev., for
$320,000.

Silver Sands is a resort-to-condominium conversion, common during the height of the recent real-estate boom. Originally built as a 35-unit rental beach resort in 1972, Silver Sands was converted into 27 larger condominiums in 2004.

Unit 251 is a two-bedroom, two-bath condo with 760 square feet of living area that last sold for $685,000 in March 2005.

LBK Moorings Marina
Andy Gopcevic, of Sarasota, sold his Boat Slip 5 on G Pier to Kimbrough and V. Raymond Ferrara, of Belleair, for $171,000.

Gopcevic paid $92,000 for the slip in December 1999.

Neptune on Longboat Key
Rachel and Lawrence Brown purchased Unit 9 at Neptune on Longboat Key, 2850 Gulf of Mexico Drive, from Janie and Joseph Bennett, of Bradenton, for $125,000. The one-bedroom, one-bath condo was built in 1967 and has 532 square feet of living area.

It last sold for $300,000 in March 2008.

St. Armands Key
Johannes Vanhoof sold his home at 130 N. Blvd. of the Presidents to members of the Levy family for $375,000.

The two-bedroom, two-bath residence was constructed in 1962 with 1,498 square feet of living space. Participating in the purchase were: Aldo Levy, of Brussels, Belgium, and Claude and Monique Rachel Levy, both of New York City.

The property last sold for $779,000 in April 2005.
