Lido Beach home sells for $2.3 million

John and Suzette Lodge, of Osprey, sold the home at 1 John Ringling Blvd. in Lido Beach Division A to JRB LLC, a Florida limited-liability company with a Sarasota address, for $2.3 million. Built in 1973, the 1,511-square-foot home has three bedrooms and two-and-a-half bathrooms and sits on more than a half-acre of land. According to the Sarasota County Property Appraiser’s website, sarasotaproperty.net, the last recorded sale related to the parcel was for $10,000 in August 1971.

The sale was the largest Key transaction recorded during the week of July 11 through July 15 at the Sarasota and Manatee County courthouses. Of the week’s seven residential sales, five occurred on Longboat Key, all of which were in Sarasota County, while one took place on Lido Key and one on St. Armands Key. Additionally, two commercial spaces sold on St. Armands Circle. The Lido Key transaction was the only sale that exceeded $1 million.

Longboat Key Towers
Bernard Zuckerman, of Atlanta, transferred the general warranty deed of Unit S-402 at the 88-unit Longboat Key Towers, 601 Longboat Club Road, to Kennesaw State University Foundation Inc., a Georgia nonprofit corporation, which then sold the unit to Patrick Lombardo and Susan Lemon, as joint tenants with full rights of survivorship, of Huntington, N.Y., for $775,000. Built in 1970, the 1,458-square-foot unit has two bedrooms and two bathrooms. It last sold for $290,000 in December 1983.

According to the deed, the foundation accepted the gift of the condominium “for the purpose of partially satisfying a challenge gift from Bernard A. Zuckerman for the construction of Phase II of the College of Arts Museum” in the amount of $1 million. According to Kennesaw State University’s website, web.kennesaw.edu, Zuckerman, a retired carpet-industry leader, pledged to match every dollar donated to the museum phase up to the first $1 million.

Fairway Bay
Monika Ditmars, of Monee, Ill., sold Unit 657 at 2120 Harbourside Drive in Phase III of the 288-unit Fairway Bay to Joan Rotenberg, James Rotenberg and William Rotenberg, trustees, all of Batavia, N.Y., for $650,000. Built in 1988, the 2,039-square-foot unit has three bedrooms and two bathrooms. It last sold for $748,000 in April 2005.

Also in Fairway Bay III, Penny Kenton, of Barnet Herts, England, sold Unit 533 at 2110 Harbourside Drive to Francois and Marie-Claire Salzedo, of Saint Maur, France, for $450,000. Built in 1988, the 2,031-square-foot unit has three bedrooms and two bathrooms. It last sold for $645,000 in November 2003.

Seaplace
Michael Shoulders, a married person, and Scott Veazey, a married person, as tenants in common, of Evansville, Ind., sold Unit M1-302-F at 2045 Gulf of Mexico Drive in Unit III of the 461-unit Seaplace to Gloria Long for $325,000. Built in 1974, the 928-square-foot unit has two bedrooms and one-and-a-half bathrooms. It last sold for $290,000 in May 2003.

Islander Club
Carol Harmon, as personal representative of the estate of Sylvia Kalnitsky, sold Apartment 84-S at the 140-unit Islander Club of Longboat Key, 2295 Gulf of Mexico Drive, to Mary Mahoney and Karen Fraser, as joint tenants with full rights of survivorship, of Wheaton, Ill., for $308,000. Built in 1970, the 1,235-square-foot unit has two bedrooms and two bathrooms. It last sold for $150,000 in February 1994.
St. Armands Circle

BRE Limited, a Florida limited partnership with a Sarasota address, sold two commercial spaces at 345 St. Armands Circle and 349 St. Armands Circle in the northwest quadrant of St. Armands Circle to M&I Investment Group LTD., a Florida limited partnership that lists the Sarasota post-office box of IMAR Real Estate Management Inc. as its address, for a combined $617,600. IMAR President Martin Rappaport signed the deed of the sale. The 609-square-foot space at 345 St. Armands Circle is the home of The Spice & Tea Exchange, which last sold for $484,700 in October 1998. Sperry Topsider is located at the 541-square-foot space at 349 St. Armands Circle. It last sold for $450,000 in July 1994. Both units were built in 1959.

St. Armands Key
Mario and Joan Arcari, of McHenry, Ill., sold the home at 409 N. Washington Drive in the St. Armands Division of the John Ringling Estates to David and Judith Browning, of Sarasota, for $575,000. Built in 1952, the 1,416-square-foot home has two bedrooms, two bathrooms and a swimming pool. It last sold for $430,000 in December 2009.
