Lido Beach home sells for $2.15 million

A 51-year-old north Lido Beach home at 160 Whittier Drive has been sold to Lido Key LLC, c/o Florida Venture Partners LLC, of Sarasota, for $2.15 million. The sellers were Denise and David Matthys.

The five-bedroom, five-bath beachfront residence was built in 1958 and has 2,519 square feet of air-conditioned living area and occupies Lots 16-18 in Block 11 of Plat No. 2 in the Lido Beach Division A of John Ringling Estates.

The Matthyses bought the beach estate with its swimming pool for $940,000 in May 1997.

Key Towers South
There were two other Lido Beach sales. Elizabeth Ann Woodall, of Hamilton, Ohio, purchased a half interest in Unit 3-A at Key Towers South, while Wayne Huber, of Fairfield, Ohio, bought the other half interest from Debbie and William Fruehauf, of Ellenton, for a total $540,000.
Located at 1750 Ben Franklin Drive, the two-bedroom, two-bath condo has 1,403 square feet of living area and was constructed in 1970. The Fruehaufs bought the unit for $412,500 in March 2000.

Lido Beach House
Carol Driscoll, both as an individual and personal representative of the estate of Caryn Driscoll, of Oldsmar, sold Unit 5 at the Lido Beach House, 945 Ben Franklin Drive, to Cynthia Fondahn, of Sterling, Ill., for $415,000.
The two-bedroom, two-bath condo has 1,306 square feet of living area and was constructed in 1989. The condominium was last sold for $180,000 in March 1995

Country Club Shores, Unit V
Wendy and Mark Flannery, from Lakeville, Minn., bought the canal-front home at 550 Chipping Lane in Unit V of the 420-lot Country Club Shores from Barbara and Murray Lindberg, of Ocean City, N.J., for $800,000. The three-bedroom, two-bath home was built in 1967 and has a swimming pool and 2,272 square feet of living space.

Privateer South
Martha and Robert Harriage, of Lakeland, sold their Apartment 101 at the 538-unit Privateer South tower, 1000 Longboat Club Road, to Mary Lou and Edgar Mooney, from Milwaukee, for $770,000. The three-bedroom, two-bath apartment has 1,736 square feet of air-conditioned living area and was constructed in 1972.
The Harriages paid $650,000 for it in February 2000.

Bay Isles Unit II
Susan Strong-Ribnik and her husband, Ronald Ribnik, bought their Bay Isles home at 3290 Bayou Sound in the second unit from Marsha and Alvin Marcus, of University Park, for $735,000. The three-bedroom, two-and-a-half-bath home has 2,519 square feet of living space and a swimming pool. It was constructed in 1990. The Marcuses bought the home in August 2002 for the same $735,000 price for which they sold it.

Promenade I
Gladys Messeroff, of Winter Park, sold her Unit 705 in Section I of the 10-story, 112-unit Promenade, 1211 Gulf of Mexico Drive, to Teresa and James Machnik, of West Dennis, Mass., for $640,000. The Messeroffs bought the condo for $830,000 in July 2006.
The two-bedroom, two-bath apartment was constructed in 1985 and has 1,598 square feet of living area.

Marina Bay
Raymond and Julie Ann Grimm, of Carol Stream, Ill., bought out the interest of Kathleen and James Watson, 2550 Harbourside Drive, in Unit 311, Building 3 at the 60-unit Marina Bay condominium for $425,000.
The three-bedroom, three-bath condo has 3,083 square feet of living area. It was built in 1990.
Longboat Harbour
Barbara Cassel, of Mahwah, N.J., sold her Unit 106 in Building E at the 300-unit Longboat Harbour to Carole and Ronald Zicherman, from Gouldsboro, Pa., for $270,000. Cassel acquired the condo for $118,600 in March 1998.
The two-bedroom, two-bath condo at 4350 Chatham Drive has 928 square feet of living area and was constructed in 1969.

Bird Key
Sean and Melanie Natarajan, from Fort Wayne, Ind., bought the Bird Key home at 404 Partridge Circle for $845,000. Northern Trust Bank of Florida sold the home as successor trustee of the Geraldine Dazey revocable trust of Miami.
The three-bedroom, three-bath home was constructed in 2002 and has 3,303 square feet of living space. It last sold for $1.05 million in 2003.

$7.125 million top Key sale
When Jerald Kamiel, of Cresskill, N.J., and Longboat Key, bought the Bird Key home at 552 S. Spoonbill Drive May 11 from Deborah and Richard Cameron, of Sarasota, for $4.75 million, it was described in the media as the highest price of the year for Sarasota. However, it was not the highest price paid this year for a home on the offshore keys.
That distinction goes to Basil Zirinis, who paid $7,125,000 in March to Barbara and Charles Palmer for their new Gulf-front mansion and guest home at 5871 Gulf of Mexico Drive.
Despite the magnitude of that sale, it fell short of the Longboat Key record of $7.5 million set in October 2005, during the height of the recent realty boom. That was the price paid for the north Gulf-front home at 6121 Gulf of Mexico Drive.
The highest condominium sale on the keys in the past few years was the $6,214,000 paid for an Orchid Beach penthouse in June 2008.
The highest price for a Bird Key home was $6,387,500 recorded in July 2008.
