Lido Beach home sells for $1,895,000

David and Nancy Wood, of Manassas, Va., paid $1,895,000 to 443 South Polk Drive LLC, a Florida limited-liability company, for the home at 443 S. Polk Drive in the Lido Beach Division B of the John Ringling Estates. Managing member Scot Lance signed the deed of the sale. The 5,513-square-foot canal-front home has five bedrooms, three bathrooms, two half-baths and a swimming pool. The property last sold for $1,275,000 in January 2006.

The sale was the largest of 24 transactions — more than any other week to date in 2010 — recorded on Longboat, Lido, St. Armands and Bird keys for the week of April 19 through April 23 at the Sarasota and Manatee county courthouses. The sales broke down as follows: 16 on Longboat Key (one of which was a boat slip), four on Bird Key, three on Lido Key and one on St. Armands Key. Of the 16 Longboat Key transactions, four took place on the northern, Manatee County portion of the island.

L’Ambiance
Gail Polisky and Barbara Taylor, both of Northbrook, Ill., sold Unit K505 at the 145-unit L’Ambiance, located behind the Islandside gates of the Longboat Key Club and Resort, to Charles and Dorthea Baker, of Longboat Key, for $1.6 million. The 2,634-square-foot condominium was built in 1994 and has two bedrooms, two bathrooms and two half-baths. The unit last sold new for $735,857 in April 1994.

Tangerine Bay Club
In what appears to be an intra-family transaction, Verona Kinney, of Sewickley, Pa., sold Unit 532 in Phase II of the 90-unit Tangerine Bay Club, 390 Gulf of Mexico Drive, to S.P. Kinney Engineers Inc., of Carnegie, Pa., for $906,200. Built in 1994, the three-bedroom, four-bath unit has 2,900 square feet of living space. The home sold new for $620,000 in July 1994.

Beachplace
Janet Riehl, of New Baltimore, Mich., sold Unit 105 of Building 9 at the 336-unit Beachplace, 1145 Gulf of Mexico Drive, to Laura Rifkin, of East Aurora, N.Y., for $890,000. The three-bedroom, two-bathroom condominium has 1,819 square feet of living space. The residence last sold for $1.4 million in July
2005.

In a second Beachplace sale, SunTrust Bank, as trustee of the Stanford R. Boster Irrevocable Trust, of Sarasota, sold Unit 601 in Building 1 to Charles and Suzanne Lally, of Boonton Township, N.J., for $740,000. The two-bedroom, two-bath condominium has 1,503 square feet of living space. The residence last sold for $240,000 in February 1985.

Beachplace condominium was built in 1980.

Harbour Court
Michel Goldberg, of Freehold, N.Y., sold the home at 2224 Harbour Court Drive, located in the Bay Isles subdivision, to St. Resi Sarasota LLC, a Florida limited-liability company with a Sarasota address, for $875,000. The bayfront home was built in 1988 and has four bedrooms, three bathrooms and 2,959 square feet of living space. The property last sold for $1,235,000 in July 2005.

Promenade
At the 120-unit Promenade, 1211 Gulf of Mexico Drive, Robert and Lois Auerbach sold Unit 401E to Maciej and Monika Stanczuk, of Warsaw, Poland, for $750,000. Built in 1985, the 2,100-square-foot unit has three bedrooms and three bathrooms. It last sold for $370,000 in November 1992.

In a second sale at Promenade, Marilyn and James Herbert, of Sarasota, sold Unit 103 to Jeffrey Bosse, of Evansville, Ind., for $520,000. The 1,585-square-foot condominium has two bedrooms and two bathrooms. The unit last sold for $330,000 in July 1999.

Sand Cay
Jerry Downham, of Lafayette, Ind., sold Unit 216 at Sand Cay condominium, 4725 Gulf of Mexico Drive, for $440,000 to S&S Nest Egg LLC, an Arizona limited-liability company with a Bloomington, Ill., post office address. Built in 1974, the two-bedroom, two-bath condominium has 1,071 square feet of living space. The unit last sold for $695,000 in November 2004.

Harbour Villa Club
Ronald Sikes and Martha Quarles, both of Winter Garden, sold Unit 214 at the 38-unit Harbour Villa Club, 615 Dream Island Road, to Bradford and Barbara Baker, of Dover, Mass., for $381,000. The 1,514-square-foot unit has two bedrooms and two bathrooms and was built in 1985. It last sold for $850,000 in September 2005.

Country Club Shores
Paula Lambert sold her 50% interest in the home at 531 Yardarm Lane in Unit IV of Country Club Shores to tenant-in-common Robert Major for $375,000. The 4,253-square-foot home has four bedrooms, three-and-a-half baths and a swimming pool and was constructed in 2005. According to property records, Major and Lambert paid $1.75 million for the home in November 2007.

Seaplace
Malcolm and Rita Barry, 370 Gulf of Mexico Drive, sold Unit M1-406F at 2045 Gulf of Mexico Drive in the 461-unit Seaplace to James and Joyce Driscoll, of Ann Arbor, Mich., for $335,000. Built in 1974, the 928-square-foot condominium has two bedrooms and two bathrooms. The unit last sold for $170,000 in July 1999.

Silver Sands
Kontos Enterprises LLC, a Florida limited-liability company, sold Unit 254 at the 35-unit Silver Sands condominium, 5841 Gulf of Mexico Drive, to FP Silver Sands LLC, a Florida limited-liability company with a Sarasota address, for $255,000. The deed of the sale was incorrectly filed at the Sarasota County Courthouse instead of the Manatee County Courthouse. Signing the deed of the sale for Kontos Enterprises LLC was managing member Gail Loefgren, who listed a Sarasota address. The unit has one bedroom, one bathroom and 520 square feet of living area. The condominium was built in 1972 and remodeled in 2004. The unit last sold for $485,000 in February 2005.

Banyan Bay Club
Douglas and Margo Hyman, of Davisburg, Mich., sold Unit 405 at Banyan Bay Club, 5260 Gulf of Mexico Drive, which has 18 Gulfside units and 26 bayside units, for $226,000. Philip and Marcia Dunsker, of Short Hills, N.J., purchased a 60% interest, while Michael and Miriam Brod, also of Short Hills, purchased a 40% interest. The two-bedroom, two-bath unit with 1,128 square feet of air-conditioned space was built in 1974. The residence last sold for $178,000 in February 2000.

Longboat Harbour
Michael and Maureen Burdick sold Unit 303 at 4380 Exeter Drive in the 300-unit Longboat Harbour to Stanley and Jennifer Metter, of East Windsor, N.J., for $225,000. The two-bedroom, two-bath condominium has 992 square feet of living area and was built in 1970. The unit last sold for $377,000 in January 2005.

Longboat Key Moorings Marina
James and Lorene Steffke, of University Park, sold Boat Slip C-14 at the 294-slip Longboat Key Moorings Marina, 2600 Harbourside Drive, to David and Tracy Vuchinich, of Sarasota, for $90,000. The slip sold for $202,000 in February 2005.

The Colony Beach & Tennis Resort
Kathryn Beauchamp, of Denver, sold Unit 212-N at the 232-unit The Colony Beach & Tennis Resort, 1620 Gulf of Mexico Drive, to O’Donnell Colony Holdings LLC, 2165 Gulf of Mexico Drive, for $66,150. The 1,128-square-foot unit was built in 1973. It last sold for $90,000 in February 2009.

Bird Key
Richard Smothers, of Sarasota, sold his home at 460 Meadow Lark Drive on Bird Key for $1.1 million to Ronald Heurich. The house was built in 1977 and has 3,909 square feet of air-conditioned space, four bedrooms, four-and-a-half baths and a swimming pool. The home last sold for $1.15 million in March
2003.

Also on Bird Key, JPMorgan Chase Bank, National Association, of New York City, sold the vacant lot at 360 Bob White Drive to Alexandra and R. David Openshaw, of Surrey, England, for $856,000. The lot sold for $1,725,000 in November 2005, when it had a two-bedroom, two-bath, 2,612-square-foot home. The home was since demolished, and, in January, JPMorgan Chase Bank, National Association of New York City took title of the property for $219,100.

In a third Bird Key sale, Randolph and Nancy Carey, of Petoskey, Mich., sold their home at 656 N. Owl Drive to Timothy and Rosemary Mahoney for $650,000. The home was built in 1972 and has 2,173 square feet of living space, three bedrooms, two-and-a-half bathrooms and a swimming pool. The property sold for the identical amount of $650,000 in April 2004.

In the final Bird Key transaction, Walter Niemiec and Thomas Niemiec, of Lakeland Shores, Minn., sold their home at 465 Partridge Circle to Peter and Cathy Winski for $501,000. The 2,330-square-foot home was built in 1973 and has three bedrooms, three bathrooms and a swimming pool. The property last sold for $15,500 in June 1972.

Kingston Arms
Patricia and Goncalo Lobo, of Sarasota, sold Unit 6-A at Kingston Arms, 500 S. Washington Drive on Lido Key, to Brian and Diane Moore, of Windsor, Conn., for $301,500. The 1,035-square-foot unit has two bedrooms and two bathrooms and was built in 1963. The condominium sold for $275,000 in April 2003.

Lido Regency
Ruth Johnson, of North Port, sold Unit 11-B at Lido Regency condominium, 1700 Benjamin Franklin Drive, to Bettina Gerhardt, of Pinerolo, Italy, for $320,000. Built in 1968, the 1,059-square-foot apartment has one bedroom and one-and-a-half bathrooms. The condominium last sold for $173,500 in January 2000.

St. Armands Key
Hytham Bakr, of Sarasota, sold the home at 263 N. Washington Drive in Block 5 of the St. Armands Division of the John Ringling Estates to George and Audrey Gaspar, of Georgetown, Ontario, for $285,000. Built in 1952, the 1,772-square-foot home has two bedrooms, two bathrooms and a swimming pool. The residence last sold for $190,000 in November 1997.
