L'Ambiance condo sells for $2.7 million condo

A couple from Billericay, England, purchased Unit F-608 at the 145-unit L’Ambiance for $2.7 million from Julia and Joe Ruthven, of Lakeland.

The buyers were Heather and Lee Evans.

It was the largest sale recorded for the week of July 6 through July 10 on the keys. There were just five transactions, all on Longboat Key, while sales closings and recordings from the winter tourist season are winding down.

The 17-year-old condominium at 415 L’Ambiance Drive has three bedrooms and three baths, plus two half-baths, in 3,220 square feet of air-conditioned living area.
The Ruthvens bought the condo for $2.55 million in July 2002.

Bay Harbour Apartments
Marion Dietch, of Sarasota, sold her Unit 301 in Building B of the 39-unit Bay Harbour Apartments, 450 Gulf of Mexico Drive, to Judith and Alan Fishbein, from Baton Rouge, La., for $350,000.
Built in 1970, the three-bedroom, three-bath condominium has 2,041 square feet of living area.

Fairway Bay II
Christine and George Kalicinsky, from Winnipeg, Canada, bought Unit 1503 in Building 15 at Fairway Bay II, from Dorothea and Jary Larson, of Rochester, Minn., for $345,000. The two-bedroom, two-and-a-half-bath condo at 2000 Harbourside Drive was constructed by Arvida Corp. in 1985 and has 1,598 square feet of living space.

The Larsons acquired the apartment for $280,000 in March 2001. Fairway Bay has a total 288 units in all its phases.

Covert I
Veronica and Frederick Kamps, of Perrysburg, Ohio, sold their condo Unit 202 at the 13-unit Covert I, 5230 Gulf of Mexico Drive, to Tina and Eric Ernst, from Cincinnati, for $170,000.

The one-bedroom, one-bath apartment has 822 square feet of living area. Covert was developed in 1972 in four phases, two on the Gulf side of Gulf of Mexico Drive and two on the bayside.
There are a total 61 units, 42 on the Gulf side and 19 on the bayside.

Cedars East
In an intra-family transaction, Peter Klaesener, of Bradenton, sold a one-third interest in Unit 1, Section 1 at the 93-unit Cedars East condominium to Cornelia Klaesener for $96,700.

The one-bedroom, two-bath apartment at 601 Cedar Court was constructed in 1988 and has 1,257 square feet of living area. The condo last sold for $190,000 in September 1996.
