Key Real Estate: Vizcaya condo sells for $2.1 million

There were eight sales recorded at the Sarasota and Manatee courthouses on Longboat, Lido, St. Armands and Bird keys for the four-day reporting week of Feb. 16 through Feb. 19, which was shortened by Presidents Day. All reported sales took place on Longboat Key. Of the week’s eight recorded sales, five were recorded in Sarasota County, while the remaining three took place in Manatee County.

The week’s top transaction was the sale of a 3,439-square-foot condominium at the 32-unit, Gulf-front Vizcaya condominium, which sold for $2.1 million. Kamlesh and Luci Chainani, of Sarasota, sold the three-bedroom, three-and-a-half-bath Unit 2D3 to Stanley and Susan Gallant, of New Milford, Conn. The home was built in 1997 and last sold for $2.2 million in April 2008.

Sanctuary II, III
Bruce Jackson, of Sarasota, sold Unit 804-B at Sanctuary III, 545 Sanctuary Drive, located behind the gates of the Longboat Key Club and Resort, to Richard Rosetti, trustee of the Rosetti Family Irrevocable Trust, of Albany, N.Y., for $1.6 million. The 3,115-square-foot apartment has three bedrooms and three-and-a-half baths and was built in 1991. The unit last sold for $912,500 in June 1995.

At Sanctuary II, 565 Sanctuary Drive, JoAnne McDevitt, of Prospect, Ky., sold her Unit A-502 to William and Jennifer Esposito, of Greenville, Del., for $1.5 million. The 2,580-square-foot condominium has three bedrooms and two-and-a-half baths and was built in 1989. The condominium last sold for $1,525,000 in January 2005.

Bay Isles II
William and Judy Weston, of Richland, Mich., paid $1.1 million to Patricia and Allan Heffron, 1610 Harbor Cay Lane, for the home at 3121 Bayou Sound in Bay Isles Unit II. The 2,880-square-foot home was built in 1990 and has three bedrooms, four baths and a swimming pool. The home last sold for $600,000 in February 1993.

In a second sale at Unit II of Bay Isles, Ebrahim Jahromi and his wife, Farahnaz Dormishian, of Longboat Key, paid $450,000 for the home at 3360 Bayou Gate to Teresa Mazzeo, of Chester, N.J. The home has 1,922 square feet of living area, two bedrooms, two bathrooms and a swimming pool. Built in 1981, the home last sold for $350,000 in March 1995.

Hideaway Bay
Eric and Barbara Gott, of Longboat Key, bought the home at 705 Hideaway Bay Lane for $825,000 from Richard and Brenda Russotto. The canal-front home has four bedrooms, three-and-a-half baths and 3,404 square feet of living space. The home last sold for $1,098,000 in August 2004.

The late honorary Longboat Key Mayor Guy Paschal and his wife, Melanie, both of whom were instrumental in the formation of the town of Longboat Key, moved to what is now Hideaway Bay in 1949, naming it Wake Island. They recruited Amish carpenters, who were fishing offshore, to build a house with a loft for them. That loft became the site of early religious services on Longboat Key. The Paschals left Longboat Key in 1957 and sold Wake Island to developers, who platted the land, paved roads and renamed the property Hideaway Bay.

Fairway Bay
Edward Rogers and his wife, Elyse, and Jennifer Rogers, all of Midland, Mich., paid $467,000 for Unit 151 in Building M-1 at 1930 Harbourside Drive in Fairway Bay condominium. The sellers of the 1,442-square-foot, two-bedroom, two-bath apartment, which was built in 1982, were Alan and Robin Wallack, of Prince- ton, N.J. The unit last sold for $362,500 in November 2000.

Sand Cay
Stephen Kocian and Sarah Alzamora, of Chicago, bought Unit 105 at the 60-unit Sand Cay Condominium, 4725 Gulf of Mexico Drive, for $450,000 from Raymond and Joyce Boffa, of Swampscott, Mass. The two-bedroom, two-bath condominium has 1,032 square feet of living area and was built in 1974. The unit last sold for $119,000 in November 1980.

Conrad Beach
Margaret and John Eldred Jr., of Holland, Ohio, bought the vacant Lot 8 at 433 Firehouse Court in the north-Key Conrad Beach subdivision for $190,000. The seller was SunTrust Bank, a Georgia corporation with a Richmond, Va., mailing address. The lot last sold for $125,000 in August 2006.
