Key Real Estate: Sanctuary unit sells for $1.01 million

Sales dropped for the recording week of April 26 through April 30 to 11, down from the previous week’s total of 24. Of the 11 sales recorded at the Sarasota and Manatee county courthouses for the week on Longboat, Lido, St. Armands and Bird keys, eight took place on Longboat Key, and three occurred on Lido Key. Of the Longboat Key transactions, just one took place in Manatee County. Only one sale, that of a Sanctuary condominium, exceeded $1 million.

Sanctuary
Charles and Dorothea Barker, of Longboat Key, sold Unit A-501 at Sanctuary I, located behind the Islandside gates of the Longboat Key Club and Resort, to William and Margaret Richlin, of Columbia, Md., for $1.01 million. Built in 1990, the three-bedroom, two-and-a-half bath condominium has 1,785 square feet of living space. The unit last sold for $700,000 in March 1999.

Water Club
Donald and Sandra Ayres, of Fort Wayne, Ind., sold Unit 308 in Unit I of the 172-unit Water Club, 1241 Gulf of Mexico Drive, to Tuan Ha and Thuy Ngoc, of Lexington, Mass., for $975,000. Built in 1996, the 2,965-square-foot condominium has three bedrooms and four bathrooms. The unit last sold for $885,000 in April 2001.

Emerald Harbor
In the week’s only Manatee County transaction, Anthony and Laura Musso, of Park Ridge, Ill., sold their home at 740 Old Compass Road to Diana Cable, of Greenwich, Conn., for $850,000. The 2,586-square-foot, four-bedroom, two-bath canal-front home was built in 1971. The home last sold for $930,000 in April 2003.

Fairway Bay
James and Ann Johnson, of Janesville, Wis., sold Unit 401 at Fairway Bay, located behind the Harbourside gates of the Longboat Key Club and Resort, to James and Roberta Jennison, of Adirondack, N.Y., for $550,000. The residence has 2,097 square feet of living space, three bedrooms and three bathrooms. It last sold for $610,000 in April
2004.

Also at Fairway Bay, Richard and Michele Kaleida, 1916 Harbourside Drive, sold Unit 1004 to Horst Thurau, of Detmold, Germany, for $400,000. The residence has 2,097 square feet of living space, three bedrooms and three bathrooms. It last sold for $480,000 in August 2004.
Fairway Bay was built in 1982.

Beach Harbor Club
Marc and Myra Freedman, of New Port Richey, sold Unit B-103 at the 133-unit Beach Harbor Club, 3800 Gulf of Mexico Drive, to Sandra Backman, of Westborough, Mass., for $233,000. The 1,396-square-foot unit has three bedrooms and two bathrooms and was built in 1970. The residence last sold for $425,000 in July 2006.

Neptune on Longboat Key
Leo Santacroce, of Sarasota, sold Unit 11 at Neptune on Longboat Key condominium, 2850 Gulf of Mexico Drive, to John and Helen Dauplaise, of Sarasota, for $145,250. Built in 1967, the two-bedroom, one-bath residence has 695 square feet of living space. The unit last sold for $395,000 in May 2005.

The Colony Beach & Tennis Resort
Arthur Portz Jr., of Springfield, Ohio, and Holly Koiro, of Yantis, Texas, sold Unit 102-S at The Colony Beach & Tennis Resort, 1620 Gulf of Mexico Drive, to Suzanne and Gregory Rusovich, of Metarie, La., for $48,500. The 705-square-foot unit was built in 1973. It last sold for $42,000 in February 1974.

Lido Beach Club
SPE 33 LLC, a Florida limited-liability company with a Sarasota address, sold Unit 602 at the Lido Beach Club, 1212 Benjamin Franklin Drive, to Nalin and Cynthia Sudan, of Manhasset, N.Y., for $710,000. The two-bedroom, two-bath unit has 1,532 square feet of living space. It last sold for $585,000 in January 2003.
Also at Lido Beach Club, Monica Jones, individually and as successor trustee of the Reinhold Matay Trust, of Orlando, sold Unit 1006 to James and Pamela Marten, of Zionsville, Ind., for $615,000. The 1,421-square-foot unit has two bedrooms and two bathrooms. The condominium last sold for $173,000 in August 1992.

The Lido Beach Club was built in 1974.

Lido Key
Steven Schulman, of Bradenton, sold his home at 1186 Center Place in the Lido C Subdivision to Sean Collins, of New York City, for $495,000. The three-bedroom, two-bath home was built in 1957 and has 1,620 square feet of air-conditioned space. The property last sold for $119,000 in September 1981.
