Key Real Estate: Lido Key home sells for $2.25 million

James and Randi Koester, of Taylor, Mich., sold their home at 161 John Ringling Blvd., in Lido Beach Division A of the John Ringling Estates, to Harold and Connie West, of Commerce, Ga., for $2.25 million. The 5,118-square-foot home was built in 1993 and has seven bedrooms, seven bathrooms and a swimming pool. The home last sold for $1,335,000 in June 1994.

The sale was the largest transaction recorded on Longboat, Lido, St. Armands and Bird keys for the week of July 5 through July 9. In total, 13 sales were recorded at the Sarasota and Manatee county courthouses. Of those sales, 10 occurred on Longboat Key, including two on the Manatee County side of the island, and one each occurred on Lido Key, St. Armands Key and Bird Key. Four of the week’s sales exceeded $1 million. Additionally, three of the week’s 13 transactions were vacant-lot sales.

Country Club Shores
Ralph and Paula Prather, of Longboat Key, sold their home at 521 Bowsprit Lane in Unit IV of Country Club Shores to Steven and Julie Groff, of Dallastown, Pa., for $1.1 million. Built in 1966, the 2,302-square-foot home has three bedrooms, two-and-a-half bathrooms and a swimming pool. It last sold for $525,000 in October 2000.

Also in Country Club Shores Unit IV, Gerald and Suzette Seigel, of North Venice, sold the vacant Lot 5 in Block C on Ranger Lane to Sandra Blackman, of Jersey, England, for $599,000. The canal-front property last sold for $775,000 in January 2005.

Longboat Key Towers
Adrienne Pileski, of Quogue, N.Y., sold Unit 1004-S in the 88-unit Longboat Key Towers, 601 Longboat Club Road, to William and Karin David, of Ramsey, N.J., for $1.05 million. Built in 1970, the two-bedroom, two-bath unit has 1,560 square feet of living space. It last sold for $570,000 in September 2000.

Bay Isles
Abraham & Sweeney P.A., trustee of the Schmidt Family Land Trust, of Fort Lauderdale, sold the vacant lot at 1620 Harbor Cay Lane in Bay Isles Unit I to Kevin Costello, 3551 Fair Oaks Lane, for $852,500. The waterfront lot last sold for $1,252,500 in April 2005.

Islander Club
Lynn Peckham, of Old Saybrook, Conn., sold Apartment 22-N in the 140-unit Islander Club, 2301 Gulf of Mexico Drive, to Jeffrey Park, of Naperville, Ohio, for $642,500. The two-bedroom, two-bath residence was built in 1970 with 1,235 square feet of living space. The unit last sold for $835,000 in March 2006.

Longbeach condominium
Advantage Properties Inc., of Dayton, Ohio, sold Unit 22 in the 89-unit Longbeach condominium, 7095 Gulf of Mexico Drive, to Daniel and Loretta Quackenbush, of Olathe, Kan., for $580,000. Built in 1974, the two-bedroom, two-bathroom condominium has 1,170 square feet of living space. It last sold for $385,000 in January 2001.

Winding Oaks
Robert and Jacqueline Tucker, 2071 Gulf of Mexico Drive, sold Unit 56 in the 56-unit Winding Oaks, located behind the Harbourside gates of the Longboat Key Club and Resort, to John and Elizabeth Wild for $400,000. The 2,013-square-foot unit has two bedrooms and two bathrooms and was built in 1988. It last sold for $640,000 in May 2005.

Seaplace
Erika DiNapoli and Frank and Brigitte DiNapoli, all of Wilmington, N.C., sold Unit G7-205 in the 461-unit Seaplace, 1935 Gulf of Mexico Drive, to David Keller, of Portland, Ore., for $360,000. Built in 1979, the two-bedroom, two-bath unit has 1,068 square feet of living space. It last sold for $240,000 in July 2002.
Pelican Harbour & Beach Club
William and Claire Dempsey, of Longboat Key, sold Unit V-2 at the 65-unit Pelican Harbour & Beach Club, 4234 Gulf of Mexico Drive, to Carl and Priscilla Jamison, of Downer’s Grove, Ill., for $300,000. Built in 1973, the 1,150-square-foot unit has two bedrooms and one bathroom. It last sold for $289,000 in October 2001.

Neptune on Longboat Key
Jessica Ross, of Bradenton, sold Unit 10 at Neptune on Longboat Key condominium, 2850 Gulf of Mexico Drive, to Valco2 LLC, a Florida limited-liability company with an Ivyland, Pa., address, for $115,000. Built in 1967, the one-bedroom, one-bathroom condominium has 532 square feet of living space. The unit last sold for $316,000 in August 2005.

Bird Key
John Ebin, of Sarasota, sold the vacant waterfront lot at 207 Robin Drive on Bird Key to William Martin, of Mount Pleasant, Mich., for $1,855,000. The property last sold for $1.5 million in June 2009, when it included a 47-year-old, 3,447-square-foot home with four bedrooms and four bathrooms.

St. Armands
James and Laura Turner, trustees of the Turner Fort Lauderdale Revocable Trust, purchased the home at 309 Washington Drive in the St. Armands Division of the John Ringling Estates for $1.4 million. Sellers were Irene Middleton, who owned a 48% interest; Stefa Czerwiec, who owned a 40% interest; and Mary Kozlowski, who owned a 12% interest, all of Sarasota. The 3,210-square-foot home was built in 2005 and has three bedrooms, two-and-a-half bathrooms and a swimming pool. The property sold for $330,000 in February 1995.
