The top sale for the recording week of Oct. 19 through Oct. 23 on the keys was the $2,175,000 that Ann Martin Dodds, from Glencoe, Ill., paid for Unit D-502 at the 54-unit Orchid Beach Club Residences, 2050 Ben Franklin Drive, on Sarasota’s Lido Beach.

The sellers were Jane and David Stoneking, of Spring, Texas, who acquired the condominium new in October 2005 as a portion of a $4,754,200 multiple-parcel transaction. The three-bedroom, three-and-a-half-bath apartment has 3,654 square feet of air-conditioned living space.

Country Club Shores Unit V
Jane and Michael Mueller, of Xenia, Ohio, sold their Country Club Shores Unit V home at 540 Putter Lane for $740,000. The three-bedroom, three-bath house was built in 1967 and has a swimming pool and 2,083 square feet of living area. The Muellers bought the property for $1.2 million in May 2005.

St. Armands Key
There were two sales on St. Armands Key, both on South Washington Drive and both in the half-million dollar range. Elizabeth Cooney, of Staunton, Va., sold her home at 44 S. Washington Drive in Sarasota to Vienna & Naples Inc., of Venice, for $550,000. The three-bedroom, three-bath residence was constructed in 1967 and has 2,184 square feet of living space.

Dona Blake bought her house at 370 S. Washington Drive, from Courtney Clark, of Philadelphia, for $530,000. The three-bedroom, three-bath residence was built in 1952 and has 3,116 square feet of living area.

Longboat Harbour Towers
Dennis Sobieski, of Downers Grove, Ill., sold his Unit 702 at the 73-unit Longboat Harbour Towers, 4401 Gulf of Mexico Drive, to Patricia and Francis McGettigan, from Monroe, Conn., for $435,000. The two-bedroom, one-bath condo with 961 square feet of living area was constructed in 1972 by the late I.Z. Mann, developer of the nearby 300-unit Longboat Harbour, the 151-unit Windward Bay and the 80-unit Sutton Place, among others, during the 1970s.

Beachplace III
Kim and Derrick Carr, of Sanford, sold their Unit 101 in Building 10 of Beachplace III to L.B.K. Holdings LLC, of Colts Neck, N.J., for $375,000. The Carrs purchased the condominium for $545,000 in July 2004.
Located at 1065 Gulf of Mexico Drive, the two-bedroom, two-bath condo was built in 1981 and has 1,172 square feet of living area. With 336 units, Beachplace is Longboat Key’s second-largest condominium complex. It was developed by Arthur Vining Davis’ Arvida Corp.

Bayport Beach & Tennis Club
Tammi and Robert Morris purchased Unit 712 in Building C-1 at the 136-unit Bayport Beach & Tennis Club from Kathy Wilson, of Sussex, N.J., for $365,000. The two-bedroom, two-bath condo at 712 Bayport Way was built in 1980 and has 1,260 square feet of living area.

Inn on the Beach
Coletta and William Ackermann, of Champaign, Ill., sold their Unit 204 in Building 6 at the 221-unit Inn on the Beach to Jennifer Lister and her husband, Robert Trull, from Mississauga, Ontario, for $335,000.
The one-bedroom, two-bath apartment has 642 square feet of living area and was constructed in 1983.

Turtle Crawl
Claus and Christiane Kirchner bought Unit T-404 at Turtle Crawl condominium, 4235 Gulf of Mexico Drive, from Michelle and Jeffrey Parnell, of Lake Forest, Ill., for $277,000.

The one-bedroom, one-bath condo conversion was built in 1990 with 720 square feet of living area. The Parnells bought the condo for $345,000 in June 2003.

Longboat Harbour
Ruth and Robert Willis, of Brewerton, N.Y., sold their apartment 204 in Building K at the 300-unit Longboat Harbour condominium to Maureen Mastroieni, of Philadelphia, for $250,000. The two-bedroom, two-bath condo at 4410 Exeter Drive was built in 1970 and has 992 square feet of living area. The Willises paid $115,000 for the apartment in January 1995.

Pelican Harbour & Beach Club
Robert and Susan Guay, from Wyomissing, Pa., purchased Unit T-1 at the 65-unit Pelican Harbour & Beach Club, 4234 Gulf of Mexico Drive, for $220,000. The sellers were Patricia and Randall Lewis, of Bethesda, Md., both as individuals and trustees of the Judge Shirley Lewis revocable trust.

The two-bedroom, one-bath apartment was built in 1973 and has 1,150 square feet of living area.

223 key sales since June 1
Key real-estate sales, following a slow beginning of 17 sales the first two weeks of October, gathered momentum the next two weeks by posting 27 transactions. In summary, we have recorded 223 sales on the keys between June 1 and Oct. 23, of which 44 transactions were for $1 million or more.
