IPOC proposes settlement offer

The day before the Planning and Zoning Board’s Friday, Dec. 4 Islandside renovation and expansion hearing, the Islandside Property Owners Coalition proposed a settlement in which it urges The Longboat Key Club and Resort to build more of the residential units it needs to finance the hotel within the hotel itself.

By doing so, even if the club adds an additional floor to the hotel, White says it would assure the town the five-star hotel will be built and would eliminate the condominium towers from being constructed.

White suggests the club consider building 61 residences within the hotel instead of the 176 it proposes to finance the project, which White said is more consistent with the financing practices of hotel chains such as the Ritz-Carlton. IPOC’s proposal would also restrict major events to the off-season, eliminate the parking garage and possibly allow for the retention of the driving range.

Club officials told the planning board they are willing to discuss the proposal with IPOC but will not commit to anything at this time.
